About This Position

We’re looking for a Portfolio Manager, Commercial Real Estate who enjoys building strong tenant relationships while actively driving leasing and revenue strategy across our commercial portfolio. This role plays a key part in attracting and retaining tenants, expanding revenue opportunities, and contributing to long-term portfolio growth.

This is an in-office position based in our Champaign, IL office.


What you'll do

  • Take ownership of the commercial revenue pipeline, actively sourcing, advancing, and closing tenant opportunities to drive portfolio growth and long-term value
  • Build trusted, long-term relationships with commercial tenants from the first tour through lease negotiation, renewal, and ongoing partnership
  • Play a key role in shaping leasing strategy, tenant mix, and pricing recommendations to improve occupancy, competitiveness, and financial performance
  • Turn portfolio data into insight by preparing and sharing meaningful performance reports on revenue, expenses, occupancy, and tenant trends for leadership and investors
  • Use analytics to better understand tenant needs, identify opportunities, and recommend strategies that improve both tenant experience and portfolio results
  • Lead and support critical leasing activities such as lease modifications, extensions, renewals, and strategic portfolio initiatives
  • Partner closely with Accounting on NNN recoveries, utilities, rent increases, and financial planning to ensure accurate and effective portfolio management
  • Identify and manage risk related to commercial leases, tenant performance, and real estate investments
  • Serve as the connective link between tenants, Project Managers, and Operations during commercial buildouts to keep projects moving efficiently
  • Keep communication flowing across departments by coordinating with internal teams, tenants, and leadership to resolve issues and support a well-run commercial portfolio

What We're Looking For

  • Bachelor’s degree in Business, Finance, Real Estate, or related field
  • 3–5 years of experience working with commercial tenants, leases, or commercial real estate financials in retail, restaurant, mixed-use, or similar settings
  • Confidence managing leasing relationships and contributing to revenue-focused, portfolio-level decision-making
  • Strong organizational and communication skills, with the ability to juggle multiple priorities and keep projects moving forward
  • A relationship-driven mindset, with an interest in working closely with tenants, internal partners, and prospective clients to drive occupancy and growth
  • Someone who takes initiative, anticipates what’s needed, and brings thoughtful, practical solutions forward
  • Comfort using property management software and electronic communication tools, with Microsoft Office experience preferred
  • A valid driver’s license and willingness to travel within the portfolio as needed

Compensation & Benefits

  • Starting salary - $75,000-$105,000 annually**

**The salary range listed for this position represents the range of compensation we reasonably expect to offer for this role. Final compensation will be determined based on several factors, including but not limited to a candidate’s relevant experience, skills, education, and internal equity.

All hiring is contingent on eligibility to work in the United States. We are unable to sponsor or transfer visas for this position.


The pay range for this role is:
75,000 - 105,000 USD per year(616G )
