HHI Builders is looking for a confident, relationship-driven Project Director to lead clients through our structured design-build process from consultation to contractand through successful project execution. This high-impact role blends sales, client relationship management, estimating oversight, and construction coordination. Youll serve as the face of HHI Builders, ensuring our clients experience is seamless, transparent, and truly exceptional. This role is responsible for confidently presenting design proposals, aligning scope with budget, and closing profitable Build Contracts that meet company gross profit targets.

Key Responsibilities- Sales & Business Development
Conduct in-home consultations with pre-qualified leads to assess project scope, budget, and feasibility.
Present design agreements using structured scripts and educate prospects on the HHI design-build process.
Attend after-hours networking events (Chamber, HBA, realtor socials) to generate referrals and expand B2B partnerships.
Manage lead pipeline via CRM; maintain consistent follow-up and documentation.
Build strong relationships with realtors, past clients, industry partners, and influencers.
Confidently present design proposals and pricing, address objections professionally, and close Build Contracts at approved margins.
- Client Experience & Communication
Serve as the primary client contact from initial consultation through construction completion.
Provide consistent updates during the design and preconstruction phases.
Set clear expectations on scope, schedule, budget, and decision milestones.
Protect the integrity of the client experience through professionalism, clarity, and transparency.
- Design Coordination
Collaborate with design and estimating teams to ensure designs are buildable, accurate, and aligned with client goals.
Lead redline meetings across all design phases: Existing Conditions, Design Development, and Construction Drawings.
Track design hours and manage client approvals for overages or change orders.
Review all drawings and selections for completeness before handoff.
- Estimating & Preconstruction
Develop full scopes of work with detailed pricing accuracy.
Coordinate with trade partners and internal estimators to confirm bids and budget alignment.
Finalize estimates, run scope through QA checklists, and prepare Build Contracts.
Communicate with design all permitting requirements (HOA, zoning, flood, municipal) ensuring timely submission and approval.
Ensure all projects are structured to meet company gross profit targets before presentation and contract execution.
- Construction Handoff & Oversight
Build the construction schedule with the assigned Project Manager.
Conduct full handoff of scope, budget, drawings, and selections into project management systems.
Maintain client communication during the build phase, managing updates, COs, and concerns.
Maintain primary ownership of the client relationship while collaborating with the Director of Construction to ensure Project Managers execute according to schedule, quality, and cleanliness standards.
- Education
Required: High school diploma or GED + relevant coursework
Preferred: Bachelors in Construction, Architecture, Business, or Engineering
- Experience
5+ years in residential construction/remodeling
3+ years in client-facing project management or sales
Strong design-build knowledge and understanding of project lifecycles
- Skills
Proven ability in relationship-based sales
Strong understanding of estimating, scopes, and drawings
Excellent communication, presentation, and coordination skills
Proficiency in CRM and construction management software
Organized, detail-oriented, and proactive
Sales & Business Development Lead consultations, build partnerships, attend networking events, and close contracts.
Client Guidance Manage client experience from preconstruction through the build phase.
Design Coordination Oversee redlines, hours tracking, change orders, and plan accuracy.
Estimating Develop scopes, finalize budgets, manage permitting, and close build contracts.
Construction Oversight Build and hand off schedules, support PMs, and maintain client communication throughout construction.
