About the Role:

The Area Maintenance Manager for the Richmond/Short Pump region is responsible for overseeing and ensuring the optimal operation and maintenance of multiple facilities within the designated area. This role involves strategic planning and execution of maintenance programs to maximize equipment reliability, safety, and efficiency. The manager will lead a team of maintenance technicians, coordinating schedules, training, and performance management to meet operational goals. They will also collaborate with other departments to support business objectives and ensure compliance with regulatory standards. Ultimately, this position aims to minimize downtime, control maintenance costs, and enhance the overall functionality of the facilities under their supervision.

Minimum Qualifications:

  • Minimum of 5 years of experience in maintenance management or a similar supervisory role.
  • Strong knowledge of mechanical, electrical, and HVAC systems.
  • Proven ability to lead and develop a team of maintenance professionals.
  • Familiarity with maintenance management software and computerized maintenance management systems (CMMS).
  • Valid driver’s license and ability to travel within the assigned area.

Preferred Qualifications:

  • Experience working in a multi-site environment.
  • Knowledge of OSHA regulations and safety standards.
  • Background in budget management and cost control.
  • Experience with energy management and sustainability initiatives.

Responsibilities:

  • Develop and implement preventive and corrective maintenance plans for all facilities within the area.
  • Supervise, mentor, and evaluate maintenance staff to ensure high performance and adherence to safety protocols.
  • Coordinate with operations and other departments to schedule maintenance activities with minimal disruption to business.
  • Manage maintenance budgets, including forecasting, cost control, and procurement of necessary parts and equipment.
  • Ensure compliance with all local, state, and federal regulations related to facility maintenance and safety.
  • Analyze maintenance data and reports to identify trends and implement continuous improvement initiatives.
  • Respond promptly to emergency maintenance issues to minimize downtime and operational impact.
  • Maintain accurate records of maintenance activities, inspections, and repairs.

Skills:

The Area Maintenance Manager will utilize technical skills daily to diagnose and resolve complex maintenance issues across mechanical, electrical, and HVAC systems. Leadership and communication skills are essential for effectively managing and motivating the maintenance team, as well as coordinating with other departments and external vendors. Analytical skills are used to interpret maintenance data and develop strategies that improve operational efficiency and reduce costs. Organizational skills are critical for managing multiple projects, schedules, and compliance requirements simultaneously. Additionally, proficiency with maintenance management software enables the manager to track work orders, inventory, and performance metrics to ensure timely and effective maintenance operations.
