Position: Property Manager
Location: Sandyplace Apartment Homes 38100 Sandy Heights St. Sandy, OR 97055
Schedule: Full-time (40 hours/week), Monday–Friday, 9:00 AM – 6:00 PM
Classification: Exempt
Pay Range: $60,000 – $75,000 annually, depending on experience
Bonuses: Monthly performance-based bonuses for leasing, renewals, and resident satisfaction
Cell Phone Stipend: $50/month or $600/year
Housing Opportunity: Live onsite with a 25% rental discount. Water, sewer, garbage, internet, and parking included.
What Success Looks Like in This Role
- Increase and maintain property occupancy at or above 95%
- Cultivate a high-performing, motivated onsite team
- Deliver smooth operations with budget control and timely reporting
- Foster a positive resident experience that drives renewals and referrals
Key Responsibilities
- Manage all aspects of the property including appearance, inventory, cleanliness, maintenance, marketing, and profitability
- Supervise and train a team of 6 onsite staff, evaluate performance, resolve conflicts, and oversee scheduling
- Respond to resident needs and concerns, oversee leasing process and resident file reviews
- Ensure all rental payments are processed, track delinquency, and issue notices when needed
- Audit and approve timecards, complete payroll, and submit reports to corporate by assigned deadlines
- Coordinate marketing strategies, community events, and maintain positive employer relationships
- Conduct daily inspections of property amenities and manage maintenance work orders
- Oversee safety meetings and emergency response, including after-hours situations
- Be available for after-hours emergencies as required
- Manage petty cash and budget expenses within company policies
- Assist with occasional maintenance tasks, groundskeeping, and cleaning
Job Requirements
- High school diploma or equivalent required
- Minimum two years of property management experience required
- Minimum two years of supervisory experience required
- Proven experience managing budgets and reviewing financials
- Strong background in team building and employee retention
- Advanced verbal and written communication skills
- Knowledge of Fair Housing Laws and Landlord/Tenant regulations
- Proficient in Microsoft Office and basic office equipment
- Ability to multitask, prioritize, and resolve conflicts effectively
- Valid driver’s license and clean driving record required
Physical Requirements
- This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking.
- Employees must regularly use repetitive motions of the hands, wrists, and fingers to handle documents and operate office equipment.
- Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required.
- The role may involve working indoors and outdoors in varying weather conditions, inspecting property grounds, and operating a golf cart.
- Motor skills and coordination are necessary to safely perform tasks, and the ability to remain focused and effective during periods of high stress is essential.
