Facilities Technician

Triple C Housing, Inc. is a 501c3 community housing development organization (CHDO) focused on expanding affordable housing opportunities complimented by supportive services to individuals, families and veterans impacted by a disability, who are experiencing homelessness or long-term hospitalization. The supportive services are provided in the home and community at large and focus on wellness and recovery to achieve positive outcomes in overall health, self-sufficiency, and housing stability. Services are flexible and strengths based to meet the unique needs of persons served and are established collaboratively with each service recipient. For over 45 years, Triple C Housing has supported the most vulnerable individuals and families to break the cycle of homelessness or institutionalization by developing high quality affordable housing and providing exceptional care. Triple C Housing is a well-founded, grass-roots organization that has helped to make the dream of living independently with dignity become a reality for those they serve throughout Middlesex, Monmouth, and Ocean counties. As Triple C Housing continues to respond to the rising need for affordable supportive housing in our communities, we are looking for a Facilities Technician to keep up with the maintenance of our properties due to new growth in the agency.

EXPECTATIONS

This position requires the ability to operate a motor vehicle as it will travel to properties throughout Middlesex, Monmouth, and Ocean Counties, with potential for expansion into bordering counties.

OVERVIEW

Demonstrate competence in assessing and performing quality work on a priority basis to maintain the safety and functionality of all facilities, equipment, and vehicles as assigned. Possess knowledge and hands-on ability in the trades, including carpentry, plumbing, painting, minor electrical, minor appliance and household repair, as well as preventive maintenance for residential properties. Works independently to assess, organize, and prioritize all duties to operate in the most efficient and effective manner.

RESPONSIBILITES

General Repair and Maintenance:

Daily responsibilities include, but are not limited to: general repairs and maintenance, basic plumbing, carpentry, minor appliance repair or installation, painting, minor electrical, window and screen repair, site maintenance, vehicle maintenance, ground maintenance, interior and exterior cleaning of facilities as needed, etc.Timely completion of work orders for needed repairs and maintenance at Agency properties and update property management software accordingly.Ensure assigned properties meet Housing Quality Standards.Perform some light landscaping/gardening and yard work as needed.Knowledge and ability to properly and safely operate power and hand tools in performance of job.Coordinate and consult with external contractors on larger jobs and projects.Respond to facilities emergencies during normal business hours in a timely manner.Participate in facilities on-call schedule and respond to emergencies in a timely manner.Maintain inventory of high-volume items, i.e.: light bulbs, filters, toilet seats, etc.Assess, sort and prioritize work orders and maintenance needs independently, complete tasks within established time frames.Responsibly handle petty cash and/or company credit card, making sure to complete monthly reconciliation with proper receipts.Maintains facility vehicles in an organized manner, stocked with supplies for the day.Maintains vehicle logs and prepares monthly inspection report.Assist with Agency vehicles when needed, making sure to report any needed repairs.Ability to respond and communicate to potential “disaster” situations.
Act in a trustworthy, responsible, and consistent manner when handling petty cash, equipment, supplies, inventory, client belongings, doing repairs. Maintain confidentiality with regard to consumer.Perform other duties as assigned.

Inspections, Turnovers, and Move-Ins:

Assist with tenant move-ins, move-outs and transfers within Agency housing locations when needed, by moving lifting and moving furniture, assisting with set-up.Assist with office set up and general maintenance as needed.Participate in quarterly inspection of Agency operated locations, making sure everything is up to code, and reporting any discrepancies.Communicate and instruct tenant on proper operation of appliances, thermostats, shut off valves, etc. as needed.Perform safety inspections as assigned.

KNOWLEDGE/SKILL/ABILITY

Knowledge and experience in the operation of power and hand tools to complete maintenance and repairs including, but not limited to, carpentry, plumbing, painting, minor electrical, minor appliance and household repair, etc.Ability to operate power and hand tools properly and safely, exercising proper safety techniques, and use of personal protective equipment.Ability to prioritize and complete multiple projects, working independently.
Effective communicator (written and oral), with the ability to practice sound judgment in decision making.Demonstrate and promote cultural sensitivity and professionalism.Ability to maintain confidentiality and safeguard Agency assets.Ability to work independently and part of a team.

REQUIREMENTS

Graduation from High School or Vocational School or possession of an approved High School Equivalent Certificate.Vocational school or technical training in maintenance and repair, construction trade, or 1 year of maintenance experience preferred.Occupation Safety and Health Administration (OSHA) 10-hour training required or must be obtained within the first 6 months of employment.Ability to safely operate cargo/passenger van/truck used to transport needed supplies to properties.Ability to communicate verbally and in writing; prepare reports or recommendations when needed.Possess valid driver’s license in state of residence and three-year driving history that complies with Agency policy. Ability to read, write and speak English language, bilingual a plus.

PHYSICAL REQUIRMENTS

Mobile with ability to bend, reach, walk, stand, sit, stoop and drive during an eight-hour day.Able to lift approximately 50 pounds.Able to move furniture up and down stairs with assistance.Ability to safely climb ladders when needed.Fine motor skills for handling tools and making small repairs.
