Description

Summary: The Leasing Specialist performs job duties that support leasing and management of Maiker’s apartment communities. Responsibilities include marketing and leasing activities, customer service, member management, regulatory compliance, and program documentation.

The Leasing Specialist sets and meets goals and key performance indicators (KPIs) focused on customer service response time, occupancy, timely collection of move-in funds, member satisfaction, and compliant and accurate documentation to maximize property performance and support to members.

Essential Job Duties are performed with strict adherence to Maiker standards, policies, and procedures, and to local, State and Federal laws and regulations. Other job duties may be assigned. Leasing

  • Consistently apply Fair Housing Standards to day to day activities
  • Greet prospective residents and provide tours of the Community and available units
  • Book leasing appointments, complete and enter the guest card into Yardi
  • Display strong closing ratio of 30-50%
  • Complete and file all necessary leasing documents, prepare necessary paperwork for move-in
  • Submit needed documentation to Compliance vendor for approval prior to move in or renewal
  • Ensure all utility transfers have been made
  • Collect all necessary funds prior to move-in
  • Perform the functions of an Assistant Manager in their absence or in a two person office

Day-to-Day Job Duties (Assignments to be completed as directed by Community Manager)

  • Answer incoming phone calls and e-mails promptly and accurately
  • Collect rent and other monies due
  • Perform lease renewal activity
  • Administer portions of work order process, record calls, enter information and close work orders in the Yardi system
  • Attend seminars, meetings, training sessions and other identified activity
  • Plan and implement member events and office themes
  • Travel as deemed necessary

Qualifications

Education and Experience

  • 1 year certificate from college or technical school, or 3-6 months related experience and/or training
  • Working knowledge of Yardi Property Management software
  • Proficient with MS Office including Word, Excel, and Outlook
  • Bilingual in Spanish/English preferred

Physical Requirements and Working Conditions

  • Regular computer use throughout the day, ability to sit for lengthy periods of time
  • Stand and walk on hard surfaces, and go up and down stairs
  • Lift/push/pull/carry various objects of 10 – 30 lbs. frequently and 30 – 50 lbs. occasionally
  • Reach to shoulder level and above, and bend at the hips and knees
  • Duties of the job expose the employee to outdoor weather conditions on a regular basis
  • Ability to talk and hear
  • The noise level in the work environment is usually moderate
