Your Role
The Leasing Consultant is responsible for maximizing and enhancing the value of the property while ensuring a quality experience for residents and tenants. In your role, you will be primarily responsible for interacting directly with prospective and current residents to achieve maximum occupancy and NOI. Responsible for the leasing process from introduction to the actual occupancy of the resident and maintains communication throughout the tenancy of the residency. This diverse role combines sales, customer service, and marketing to lease apartment homes and build excellent relationships with guests and residents. You are integral in upholding the community culture and adding value to the property, and we expect you to take the initiative in suggesting, developing, and implementing new, innovative ideas.
Essential Functions:
- Lead by example, living the behaviors and standards that exude McCaffery’s culture and core values.
- Provide residents and tenants with outstanding customer service; build brand loyalty by ensuring that every customer interaction is positive through our industry-leading MEET McCaffery service approach.
- Operate to McCaffery’s Methods as it relates to Risk and Legal Management, Facilities Maintenance, Financial Management, Training, Human Resources Marketing, IT, and Commercial Leasing.
- Complete McCaffery’s DREAM platform requirements as set forth by the Training Manager.
- Represent the best interest of the property, its residents, management, and ownership at all times.
- Always be ready to serve. Help divide and oversee task completion among staff in the absence of a team member.
- Maintain high-level awareness of market trends and take routinely scheduled tours of competing properties. Provide recommendations on innovative solutions to ensure relevancy in the marketplace.
- Conduct all business in accordance with McCaffery’s policies and procedures, fair housing, Americans with Disabilities Act, and all other laws pertaining to residential units, commercial properties as well as all employment laws.
- Work possible weekends and perform on-call duties as determined by the (Property Manager or Regional Manager).
Leasing and Marketing:
- Maintains a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.
- Inspects models and “market ready” vacancies daily to ensure cleanliness.
- Answers incoming phone calls and handles each call accordingly, whether it is a client call, irate resident, service request, etc.
- Greets prospective residents, qualifies, determines needs and preferences, and professionally presents community and specific apartments while communicating features and benefits.
- Update online advertising to reflect current market pricing weekly.
- Maintains awareness of local market conditions and trends. Contributes ideas to the property manager for marketing community and for improving resident satisfaction.
- Occasionally will be asked to perform external market outreach at nearby businesses, organizations, etc.
- Actively coordinate all renewals throughout the month. This includes sending letters (90, 60, 30 days) and scheduling resident appointments to discuss renewal rates and leasing options.
Administrative:
- Correctly completes all lease applications, assists with application verification, and notifies prospective residents of results. Types miscellaneous resident communication as needed.
- Completes all lease paperwork and accepts rents and deposits.
- Ensure proper insurance requirements are met.
- Completes Guest Card information forms for all clients sends thank-you notes, and performs follow-ups.
- Physically inspects community when on grounds, picks up litter, and reports any service needs to maintenance staff. Inspects move-outs and vacancies.
- Inventories office supplies periodically. Reports need to the property manager.
- Organizes and files appropriate reports, leases, and paperwork.
- Assists property manager and assistant manager in preparation of weekly reports, resident communications, move-out inventory, market surveys, etc.

Work Environment & Expected Hours of Work:
- This job operates in a residential apartment building in an office environment.
- This is a full-time position where days and hours of work may vary. On-call work may be required.
- Off days will be Sundays and Mondays and hours are 10 am- 6 pm CT. Due to the community staffing limitations, it is critical that individuals be able to work their scheduled hours consistently and, if necessary, overtime hours when requested.
Physical Demands:
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- Regularly required to sit, walk, stand for several hours at a time, climb up and down stairs several times each day, and to lift no more than 10 pounds with ease. Employee must be able to use the hand and arm regularly used for writing and/or typing. Employee must be able to prepare the necessary paperwork and leave the office to show apartments to potential residents to be considered able to perform a substantial amount of the regular job responsibilities
Preferred Education and Experience:
- Previous sales skills
- Must be licensed or have the ability to get licensed within 120 days of hire in accordance with the Illinois Department of Financial and Professional Regulation
