Responsibilities
As an Associate or Senior Associate, title and compensation commiserate with experience, of Industrial and Logistics at Hines, you will be charged with the planning, underwriting, due diligence, financing, construction and leasing of light industrial and logistics projects principally located in the Sunbelt region of the United States. Responsibilities include but are not limited to:
Actively support the Managing Director to engage with the broker community and respond to RFPs and draft leasing proposals that achieve the target financial metrics set forth for assets under development and completed projects that are in operation.
Prepare financial models, development budgets, investment committee presentations and monthly financial reports.
Support the Managing Director to coordinate the work of external consultants, including design architects and engineers, in addition to internal teams, including construction, accounting and property management.
Participate in on-site OAC meetings with the Hines construction manager to lead the diligence, site planning and building design and manage the consultant and contractor teams to deliver new construction on-time, on-budget and on-quality.
Assist with interactions with third-party brokers to manage the leasing of the industrial portfolio.
Interface with the Hines investor base and lenders for reporting and capital allocation purposes. Prepare monthly investor reports, variance analyses and updated proformas.
Qualifications
Minimum Requirements include:
Bachelor’s degree and/or MBA from an accredited university.
Work experience will be considered in lieu of graduate degree.
Three or more years’ work experience specifically in underwriting and financial analysis. Commercial real estate is a plus, preferably in industrial/logistics. Experience in alternate asset classes will be considered.
Proficiency with financial analysis; Exposure to construction and leasing is a plus.
Underwriting and Excel skills.
Excellent interpersonal and communication skills with an eye for detail.
Possess a sense of urgency and desire to grow the industrial platform.
Demonstrate strong initiative and problem-solving skills.
Willingness to roll up your sleeves and work closely with a team of consultants and contractors.
Work indoors approximately 95% of the time and outdoors 5% of the time.
Ability to withstand long working hours, which are frequently necessary.
Ability to use computer, calculator, etc.
Ability to walk around project sites under construction to review progress.
Ability to travel to and from destinations by plane and/or car.
Ability to visually review and read correspondence, reports, etc.
Ability to handle stressful, high-pressure atmosphere that is deadline sensitive.
