DIRECTOR, DEVELOPMENT

THE POSITION:

At STACK, the Director, Development is responsible for leading infrastructure development activities, including negotiating land transactions and supporting agreements, managing diligence and permitting efforts, optimizing utility and network interconnections, working with design and construction teams, developing and managing project budgets, and participating in data center site location efforts.

The Director, Development is also responsible for portfolio level strategy projects and corporate priorities, including identification of new markets, network and energy procurement, and participating in product development and sales-support activities. The ideal candidate will have extensive experience negotiating large, complex development deals and an ability to understand and align stakeholder interests. Responsibilities include, but are not limited to:

  • Lead data center and infrastructure development efforts, including property diligence and permitting, site and facility design, utility interconnection, finance, and taxes and incentives and participating in location strategy and land procurement
  • Negotiate data center development transactions, including the supporting legal instruments
  • Interface with internal and external partners, including finance, construction, design and engineering, sales, legal, tax, and consultative resources
  • Prepare business cases and recommendations for leadership approval
  • Responsible for maintaining rigorous documentation, approvals, and reporting to ensure transparency, accountability, and audit readiness throughout the project lifecycle.
  • This role requires proactive oversight to ensure all vendors, consultants, and internal teams follow the company's procedural standards, enabling consistent, high-quality, and compliant project delivery across all data center developments.
  • Demonstrate a disciplined commitment to the company's established development processes, governance standards, and compliance frameworks. This includes ensuring all project activities—from site acquisition and due diligence through design, permitting, and construction—are executed in accordance with corporate policies, standard operating procedures (SOPs).
  • Partner with sales team to pitch build-to-suit opportunities
  • Maintain strategic relationships with in-region stakeholders

THE DETAILS:

  • Location: Denver, Colorado
  • Compensation: $192,600 - $216,240 + Target 20% Annual Bonus

  • Travel: Depending on the location and stage of the project, extensive travel can be occasionally required. Meaning 3 to 4 days per week, every other week.
  • Must be eligible to work in the United States
  • Must pass a comprehensive background and drug screening

MUST-HAVE QUALIFICATIONS:

  • Bachelor's degree in a business, real estate or a related discipline
  • Minimum of 10 years of prior experience in commercial development, data centers or other mission critical facility functions
  • Minimum of 10 years of experience with complex transactions
  • Strong analytical, detail-oriented, creative thinking, and communications skills
  • Comfort creating process and implementing strategies and procedures that serve an organization
  • Ability to execute, process, and prioritize tasks with minimal-to-no supervision
  • Ability to manage multiple projects and collaborate with internal staff, external consultants, vendors, and other stakeholders
  • Proficient in Microsoft Office product suite, or similar"
