About the Role:
This position plays a pivotal role in overseeing the daily operations and overall management of one of our established residential apartment communities in Lincoln, NE. This position is responsible for ensuring the property is well-maintained, financially successful, and provides an exceptional living experience for residents. The manager will lead leasing efforts, coordinate maintenance and repairs, and foster positive relationships with tenants to promote retention and satisfaction. Additionally, the role involves managing budgets, enforcing community policies, and collaborating with vendors and staff to maintain high standards. Ultimately, this position serves as the primary point of contact for residents and is instrumental in creating a safe, welcoming, and well-functioning community environment.
Minimum Qualifications:
- Minimum of 2 years experience in property management or a related customer service role within the real estate industry.
- Strong knowledge of leasing processes, fair housing laws, and property maintenance standards.
- Proficiency with property management software and basic financial management skills.
- Excellent communication, organizational, and problem-solving abilities.
Preferred Qualifications:
- Certified Apartment Manager (CAM) designation or equivalent professional certification.
- Experience managing multi-family residential properties or large apartment communities.
- Familiarity with local Lincoln, NE real estate market and community resources.
- Advanced skills in marketing, social media, and resident engagement strategies.
- Demonstrated leadership experience with the ability to motivate and manage people effectively.
Responsibilities:
- Manage all aspects of apartment community operations including leasing, rent collection, and resident relations.
- Conduct property inspections regularly to ensure maintenance and safety standards are met and coordinate repairs as needed.
- Develop and implement marketing strategies to attract and retain residents, including hosting community events and tours.
- Prepare and manage budgets, track expenses, and ensure financial goals are met or exceeded for our client.
- Enforce community policies and lease agreements fairly and consistently to maintain a respectful living environment.
- Supervise and train on-site staff and coordinate with external vendors and contractors.
- Respond promptly and professionally to resident inquiries, concerns, and emergencies to maintain high resident satisfaction.
