Scope
The Real Estate & Construction Manager works collaboratively across the division and corporate functions to support strategic growth initiatives, facility planning, acquisitions, and construction-related activities. This role is responsible for driving coordination, alignment, and execution of projects impacting division operations, ensuring initiatives are effectively planned, communicated, and completed. This position partners with division leadership, corporate stakeholders, legal, and external advisors to facilitate real estate strategies, acquisitions, capital planning, and operational improvement initiatives. The role requires strong analytical capability, cross-functional coordination skills, and the ability to manage multiple priorities in a dynamic business environment.
Responsibilities
- Develop and support business and capital plans aligned with division objectives, with heavy focus on real estate and construction initiatives.
- Analyze market, economic, and industry trends to inform decision-making.
- Lead real estate and construction initiatives, including, but not limited to, facility planning, capital improvements, and purchases.
- Evaluate facility requirements, expansions, and site considerations with key stakeholders.
- Oversee division-wide leases, including renewals, restructuring, and negotiations.
- Develop and manage regular real estate portfolio and pipeline reviews with key stakeholders.
- Lead cross-functional teams - partnering with regional and division leadership as well as other functions - to effectively drive projects to completion on time and budget.
- Identify, evaluate, and manage potential software development projects, working with the development team, to drive process improvements.
- Ability to work autonomously and influence decisions without direct authority.
- Financial & Analytical Support:
• Perform financial analysis and modeling to evaluate investments, costs, and risks.
• Prepare reports, forecasts, and presentations for division leadership.
• Provide analytical insights to support operational and strategic decisions to maximize ROIC.
Project & Cross-Functional Leadership:
• Lead cross-functional projects impacting division operations.
• Establish priorities, dependencies, and execution plans.
• Facilitate alignment, communication, and follow-through across stakeholders.
Operational Excellence:
• Support safety, quality, environmental awareness, and continuous improvement initiatives.
• Maintain clear documentation, communication, and project records.
• Perform other duties as assigned.
Qualifications
Basic Qualifications: College Degree or equivalent work experience in related job function. Working conditions are an office environment with minimal physical exertion.

Preferred Qualifications: Ten plus (10+) years of experience in related job function. May require professional certification and/ or advanced degree.
- Experience coordinating complex, cross-functional initiatives or strategic projects.
- Exposure to real estate transactions, capital planning, or facility-related projects.
- Demonstrated ability to drive alignment and execution across diverse stakeholder groups.
- Professional certifications related to project management, finance, or real estate are a plus.
