Position Description

Pacific Rim Land, Inc. (PRL) is a private real estate investment, development, and management firm with offices in Hawaii and Washington. PRL and its affiliates invest in a diverse portfolio of real estate assets, including residential, hotel, retail, and land developments throughout Hawaii and the U.S. West Coast.

PRL is a sister company to Goodfellow Bros., a fourth-generation, family-owned heavy civil construction company with over 100 years of industry excellence.

PRL has always maintained that our employees are our greatest asset, and we are now seeking to add to our team. We are looking for a Financial Analyst to join our team in Kihei, HI.

Position Description

The Financial Analyst plays a key role in supporting real estate development and investment activities. This position is responsible for development budgeting, financial modeling, forecasting, and performance analysis across a portfolio of projects. The Financial Analyst partners closely with Project Management and executive leadership to support disciplined underwriting, accurate forecasting, and clear, decision-ready financial reporting.

Essential Functions

Budgeting & Forecasting

  1. Prepare detailed development and operating budgets for new and active projects
  2. Maintain rolling forecasts for development and stabilized assets
  3. Support annual and multi-year business planning at the project and portfolio level

Project Performance Monitoring

  1. Track project performance against budget throughout the development lifecycle
  2. Prepare variance analyses and identify cost or schedule drivers
  3. Collaborate with Development and Project Management teams on change orders, reforecasts, and draw schedules
  4. Support lender reporting, including cost-to-complete and sources & uses documentation

Pro Forma Modeling & Underwriting

  1. Build and maintain acquisition and development pro forma models
  2. Evaluate assumptions related to rents, sales, absorption, cap rates, financing, and exit strategies
  3. Prepare sensitivity analyses to support investment decisions
  4. Assist with underwriting materials and investment memos for leadership review

Investment & Asset Financial Analysis

  1. Analyze financial performance at the project and portfolio level
  2. Track key metrics such as IRR, equity multiple, yield on cost, NOI growth, and stabilized value
  3. Support asset management with lease-up tracking and refinance or exit scenario analysis

Reporting & Executive Support

  1. Prepare monthly and quarterly financial reports for executive leadership
  2. Present financial status, risks, opportunities, and forward-looking forecasts
  3. Provide ad hoc financial analysis for strategic initiatives and capital planning

Process Improvement & Controls

  1. Improve budgeting, forecasting, and modeling processes for accuracy and efficiency
  2. Support financial controls, documentation, and data integrity across systems and reports

This position offers a salary range of $85,000 to $110,000 annually.

Position Requirements

Required Education, Experience, and Technical Knowledge

  1. Candidates must have the legal right to work in the US without employer sponsorship
  2. Bachelor’s degree in Finance, Accounting, Real Estate, Business, or a related field
  3. 5+ years of finance experience, including 2+ years in real estate development, construction, acquisitions, FP&A, or investment analysis
  4. Advanced Excel skills, including complex financial modeling and scenario analysis
  5. Strong analytical, organizational, and communication skills
  6. Ability to explain financial concepts clearly to non-finance partners and executive leaders
