Position Summary

The Director of Property Operations is a leadership role responsible for overseeing the day-to-day physical and operational functions of The Inn on Fifth, with primary responsibility for Engineering, Maintenance, Life Safety, and overall property condition. This role ensures the hotel operates efficiently, safely, and in alignment with brand standards while delivering an exceptional guest experience.

The Director leads the Engineering team, manages preventative maintenance programs, capital projects, vendor relationships, and regulatory compliance, while collaborating closely with all departments to support seamless hotel operations.

Key Responsibilities

Engineering & Maintenance

  • Lead, manage, and develop the Engineering and Maintenance team, including hiring, training, scheduling, and performance management.
  • Oversee preventative maintenance programs for guestrooms, public spaces, HVAC, plumbing, electrical, pool, elevators, and life-safety systems.
  • Ensure timely response and resolution of maintenance requests, minimizing guest impact.
  • Maintain all building systems to ensure safety, efficiency, and compliance with federal, state, and local regulations.
  • Serve as primary contact for inspections (fire, health, OSHA, insurance, brand audits).

Property Operations

  • Ensure overall property condition meets or exceeds luxury hospitality standards.
  • Partner with Housekeeping, Front Office, Spa, and Food & Beverage leadership to support operational needs.
  • Conduct regular property inspections and follow up on corrective actions.
  • Oversee vendor relationships, service contracts, and outside contractors.
  • Review and approve invoices related to property operations and engineering.

Capital Projects & Budgeting

  • Assist in developing and managing the annual Engineering and Property Operations budget.
  • Plan and execute capital projects, renovations, and improvements.
  • Track expenses and control costs while maintaining quality standards.
  • Participate in long-term property planning and asset protection strategies.

Safety & Compliance

  • Champion a culture of safety across the property.
  • Ensure compliance with all safety programs, emergency procedures, and risk management policies.
  • Lead emergency preparedness efforts and serve as part of the hotel’s emergency response team.

Leadership & Communication

  • Serve as a member of the hotel’s leadership team, participating in meetings and strategic initiatives.
  • Foster a positive, collaborative work environment.
  • Communicate effectively with ownership, management, and team members.
  • Mentor and develop engineering leadership for succession planning.
Requirements:

Qualifications

Required

  • Minimum 5–7 years of progressive experience in hotel engineering or property operations, including leadership responsibilities.
  • Proven experience overseeing building systems and maintenance operations in a hotel or resort environment.
  • Strong working knowledge of HVAC, electrical, plumbing, fire life safety, and building automation systems.
  • Ability to read and interpret technical documents, plans, and schematics.
  • Excellent leadership, organizational, and communication skills.

Preferred

  • Prior experience in a luxury or boutique hotel.
  • Engineering certifications or licenses (EPA, HVAC, Electrical preferred).
  • Bilingual (English/Spanish) a plus.
  • Experience with capital project management and renovations.

Physical & Work Requirements

  • Ability to walk the property regularly, including stairs and mechanical areas.
  • Ability to lift up to 50 pounds occasionally.
  • Must be available for weekends, holidays, and after-hours emergencies as needed.
