Under the direct supervision of the Administrator, the Maintenance Supervisor ensures the buildings, equipment and utilities are maintained in good working order and facility grounds are properly maintained in accordance with facility policies, state, and federal regulations.
Essential Duties and Responsibilities:
- Assist other staff with day-to-day physical plant operations. Set priorities to accomplish tasks. Orient new staff about the physical plant, safety, and disaster planning. Communicate policies, assist and coach as needed. Maintain records, manage budgets and supplies, and fulfill department head responsibilities.
- Ensure equipment and work areas are clean, safe, and orderly; adhere to procedures regarding cleaners or hazardous materials or objects; ensure Universal Precautions and infection control, isolation, fire, safety and sanitation practices and procedures are followed; promptly address any hazardous conditions and equipment. Assist others in heavy lifting as requested and function as a working supervisor in all areas of responsibility as the department’s budgeted hours and workload require.
- Perform minor repairs and supervise the day-to-day repair, improvement and preventative maintenance of the building, equipment, lawn, and grounds; arrange for and manage outside repair, maintenance, and construction services according to procedures; assist as needed with floor care.
- Conduct, attend and participate in orientation, training, in-service education activities and staff meetings.
- Understand, comply with, and promote all rules regarding residents’ rights.
- Perform other duties as assigned.
- Experience in a healthcare setting preferred, long-term care experience a plus.
- Must be able to interact positively with residents, families, and regulatory agencies, and work collaboratively with employees at all levels.
- Must be able to maintain consistent attendance and be willing to work long or irregular hours, often under pressure.
Physical Requirements:
- Must comply with all local health regulations and successfully complete a post-offer health assessment.
- Must be able to perform the essential functions of the position with or without reasonable accommodation.
- Physical and Sensory Requirements (with or without the use of mechanical devices):
- Ability to read, write, and speak fluent English to communicate effectively with residents, families, staff, and community agencies.
- Ability to perform physical activities such as walking, reaching, bending, stretching, pulling, and lifting.
- Adequate fine and gross motor coordination to carry out required tasks.
Work Environment:
- Long-term care facility setting.
- Exposure to residents with varying levels of care needs.
- May include evenings, weekends, holidays, and on-call shifts.
