About This Position
About the Role:
Our Apartment Community Managers are responsible for overseeing the daily operations and overall management of a residential apartment community to ensure a high level of resident satisfaction and property performance. This role involves coordinating maintenance and vendor services, managing budgets, and ensuring compliance with company policies and local regulations. The manager acts as the primary point of contact for residents, addressing their needs and fostering a positive community environment. They are also tasked with driving occupancy rates through effective marketing and leasing strategies while maintaining the physical condition and appearance of the property. Ultimately, the Apartment Community Manager plays a critical role in maximizing the financial performance and reputation of the apartment community within the real estate market.
Minimum Qualifications:
- Proven experience in property management or a related role within the real estate industry.
- Proficiency in Yardi property management software or similar platforms.
- Strong organizational skills with the ability to manage multiple priorities independently.
- Experience coordinating vendors and property maintenance activities.
- Basic budgeting and financial management skills.
Preferred Qualifications:
- Certification in property management (e.g., Certified Apartment Manager or equivalent).
- Experience working with Google Suite tools for communication and documentation.
- Knowledge of local housing laws and regulations.
- Demonstrated success in leasing and resident retention strategies.
- Advanced budgeting and financial analysis capabilities.
Responsibilities:
- Coordinate and oversee all property maintenance activities, ensuring timely and quality completion of work orders.
- Manage vendor relationships, including negotiating contracts, scheduling services, and monitoring performance.
- Utilize Yardi software to track leasing, rent collections, and financial reporting.
- Develop and manage the property budget, including forecasting expenses and controlling costs.
- Respond promptly to resident inquiries and concerns, fostering a welcoming and responsive community atmosphere.
- Conduct regular property inspections to maintain safety, cleanliness, and curb appeal.
- Implement marketing and leasing strategies to achieve occupancy and revenue goals.
- Work independently to prioritize tasks, solve problems, and make decisions that support property objectives.
- Prepare and present reports on property performance to senior management.
Skills:
The required skills, such as vendor coordination and property maintenance coordination, are essential for ensuring the apartment community operates smoothly and efficiently, with maintenance issues resolved promptly to maintain resident satisfaction. Working independently is critical as the manager must prioritize tasks, make decisions, and manage the property without constant supervision. Proficiency in Yardi software enables accurate tracking of leases, rent payments, and financial reporting, which supports effective property management and budgeting. Familiarity with Google Suite facilitates seamless communication, documentation, and collaboration with team members and vendors. Budgeting skills are applied daily to forecast expenses, control costs, and ensure the property meets its financial goals, contributing to the overall success of the community.
