Job Summary:

The Maintenance Manager is responsible for overseeing daily maintenance operations during assigned shifts to ensure the facility remains safe, functional, and well-maintained for residents, staff, and visitors. This role supervises maintenance team members and coordinates facility maintenance activities including preventive maintenance, repairs, and safety inspections. The manager ensures compliance with safety regulations, facility policies, and regulatory standards while maintaining a high standard of operational readiness throughout the facility.

Requirements & Minimum Qualifications:

Education

High School Diploma or GED preferred. Relevant technical or trade certifications may be considered in lieu of formal education.

Experience

Minimum of 3–5 years of experience in facilities maintenance, plant operations, healthcare environment maintenance, including experience supervising maintenance staff or coordinating maintenance activities.

Licenses / Certifications

None required; however, certifications related to HVAC, electrical, plumbing, or building maintenance are preferred.

Skills / Knowledge

  • Strong understanding of OSHA regulations and workplace safety requirements
  • Knowledge of HVAC systems, electrical systems, plumbing, carpentry, and general facility maintenance
  • Ability to supervise, coordinate, and assign tasks to maintenance personnel
  • Familiarity with preventive maintenance programs and facility inspection protocols
  • Experience using maintenance tools, equipment, and materials safely
  • Ability to prioritize tasks and respond to maintenance emergencies
  • Strong organizational and documentation skills

Job Duties & Competencies:

Supervision & Team Leadership

  • Supervise and coordinate the daily activities of maintenance team members during assigned shifts.
  • Assign and prioritize maintenance tasks to ensure timely completion of repairs and preventive maintenance.
  • Monitor staff performance and ensure maintenance duties are completed safely and efficiently.
  • Provide guidance, training, and support to maintenance personnel as needed.
  • Communicate maintenance needs, updates, and concerns to the Executive Director of Operations.
  • Track, process and upload invoices into Procurement platform
  • Conducts team audits of tasks that have been completed
  • Performs Environment of Care walkthrough and correct any issues as observed or advised by management.

Facility Maintenance Operations

  • Perform and oversee maintenance tasks including painting, carpentry, plumbing, electrical repairs, HVAC maintenance, and facility inspections.
  • Ensure completion of preventive maintenance activities according to the facility’s Preventive Maintenance Program.
  • Change air filters and maintain ventilation systems as scheduled.
  • Assist with maintaining facility grounds in a neat and safe condition when contracted services are unavailable.
  • Perform janitorial and maintenance duties when necessary to maintain facility standards.

Safety & Compliance

  • Ensure compliance with OSHA regulations, Infection Control standards, Safety/Risk Management plans, and facility policies.
  • Identify potential patient and staff safety concerns in the physical environment and address them promptly.
  • Take proper safety precautions when operating hand tools, power tools, and maintenance equipment.
  • Maintain a clean and organized maintenance workspace and ensure tools are secured and not accessible to residents.

Documentation & Inventory

  • Maintain accurate documentation of maintenance work orders, inspections, and life safety equipment maintenance.
  • Monitor maintenance supply inventory and coordinate ordering or purchasing of supplies when necessary.
  • Ensure proper storage and accountability of maintenance tools and equipment.

Administrative & Organizational Support

  • Assist in maintaining a safe, clean, and well-functioning facility environment.
  • Follow all facility, department, corporate, and personnel policies and procedures.
  • Maintain confidentiality regarding employee and patient information.
  • Attend all required staff meetings, in-service trainings, and safety training sessions.

Additional Responsibilities

  • Serve as a point of contact for maintenance issues during assigned shifts.
  • Support facility leadership during emergency situations or urgent maintenance needs.
  • Perform other duties as assigned by the Executive Director of Operations.
