Division Manager – Exterior Restoration (Startup / Pilot Market) at DSI Holdings Corporation – Rockford, Illinois

Location: Downers Grove, IL

Compensation: $110,000+ (Based on Experience)

ServiceMaster DSI, the nation’s largest ServiceMaster franchise, is launching a new pilot market in Downers Grove focused on Exterior Restoration. We are looking for an experienced leader who wants the rare opportunity to build and scale a division from the ground up while backed by the resources and stability of an industry leader.

This is not a "maintenance" role. The goal is to build a scalable exterior division that can grow into a multi-million-dollar operation within the market.

We need a hands-on leader to establish workflows, vet trade partners, and set the standard for quality and performance in this territory.

• Division Leadership: You will be the primary driver of this pilot market, owning performance across estimating, production, and project execution.

  • TPA Program Excellence: You will own our TPA performance metrics. You’ll ensure we hit KPIs for response time, documentation quality, and carrier compliance, turning our adherence to these programs into a competitive advantage.

• Full Accountability: Oversee projects from initial assignment to final walkthrough, including profitability, margin management, and compliance.

  • Process Creation: You will establish the standardized processes, quality controls, and subcontractor relationships that will allow this division to scale.

  • Direct Access: You will report directly to executive leadership—no corporate red tape, just the autonomy to make decisions and drive results.

Crucial: To qualify for this role, you must meet the following:

1. • Licensing: You must currently hold (or be fully qualified to hold) the Illinois Roofing License Qualifier.

2. Background: 7+ years in exterior construction, roofing, or insurance restoration.

   • Technical Expertise: Proficiency in Xactimate (or similar). You should be able to prepare and review estimates that balance carrier requirements with job profitability.

   • Leadership: Proven experience managing field crews, vetting subcontractors, and driving project margins.
