Overview
Complete Building Services, a building operations and facilities maintenance company, is currently seeking a Commercial HVAC Mechanic in Washington, DC. CBS is a division of The Donohoe Companies, Inc. - Washington's oldest real estate company. The Commercial HVAC Mechanic is responsible for the installation, maintenance, and repair of heating, ventilation, air conditioning, and refrigeration systems in large-scale environments like office buildings, hospitals, and industrial plants. Role involves high-capacity systems, complex electrical circuits, and sophisticated building automation systems (BAS).
Responsibilities
Core Responsibilities
- Installation: Read blueprints and technical specifications to install complex ductwork, air handlers, condensers, and piping.
- Preventative Maintenance: Perform routine inspections, filter changes, and system tuning to ensure peak energy efficiency and prevent equipment failure.
- Diagnostics & Repair: Troubleshoot mechanical and electrical malfunctions using specialized tools; repair or replace components like compressors, motors, and thermostats.
- System Testing: Test pipe or tubing joints and connections for leaks using pressure gauges or soap-and-water solutions.
- Compliance: Adhere strictly to local building codes and environmental regulations, particularly regarding the handling and disposal of refrigerants (EPA guidelines).
- Documentation: Maintain detailed logs of all work performed, parts used, and system performance metrics.
Skill Set
To be successful in this role, a candidate must possess a blend of technical expertise, physical stamina, and analytical thinking.
Technical Proficiency
- Electrical Knowledge: Ability to read wiring diagrams and use multimeters to test voltage, amperage, and continuity.
- Chillers & Boilers: Understanding of chilled water systems, boilers, and cooling towers.
- Refrigeration Cycle: In-depth knowledge of large and small refrigeration systems and various refrigerants.
- BMS/BAS Familiarity: Experience interacting with digital control systems to monitor building climate remotely.
Tools & Equipment
- Proficiency with recovery machines, vacuum pumps, manifold gauges, and leak detectors.
- Experience with brazing, soldering, and threading pipe.
Soft Skills & Physical Demands
- Problem-Solving: Ability to diagnose complex issues under pressure in mission-critical environments (e.g., data centers).
- Physical Stamina: Capacity to lift 50+ lbs, climb ladders, and work in confined spaces or extreme weather conditions.
Salary for this position based on experience and license $40 - $45 per hour.
Qualifications
Required Qualifications
- HVAC Journeyman License
- High School Diploma or GED.
- Completion of an HVAC/R apprenticeship program or a technical degree.
- 5- plus years of experience specifically in a commercial or industrial setting.
- EPA Section 608 Certification: (Universal)
- OSHA Safety Standards: Knowledge of Lockout/Tagout (LOTO) procedures and fall protection.
- Valid driver’s license with a clean driving record.
