Job Purpose: The Director of Maintenance is responsible for developing, implementing and overseeing a comprehensive maintenance plan, designed to maintain Great American Ballpark under the Reds’ obligations with its lease of the facility with Hamilton County, meeting the expectations of the department’s internal and external customers, and ensures that the venue can be operated in a safe and functional manner. The plan will require a focus on preventative maintenance of the ballpark’s infrastructure, keeping systems in top operational condition, implementing steps to proactively discover maintenance related issues, proper documentation/record keeping, response to emergency situations, and relying on technology to make the department more efficient.
Essential Duties and Responsibilities:
- Developing, implementing, and overseeing a comprehensive maintenance plan, designed to maintain Great American Ballpark under the Reds’ obligations with its lease of the facility with Hamilton County, meeting the expectations of the department’s internal and external customers, and ensures that the venue can be operated in a safe and functional manner. The plan will require a focus on preventative maintenance of the ballpark’s infrastructure, keeping systems in top operational condition, implementing steps to proactively discover maintenance related issues, proper documentation, response to emergency situations, and relying on technology to make the department more efficient.
- Prioritizing work but making sure that all needs are met in a timely manner.
- Ensure that all work is done under all applicable codes, standards, and accepted industry practices.
- Requiring that all staff and contractors work within OSHA standards, to provide an environment that promotes a safe working atmosphere.
- Schedule and confirm completion of staff tasks, completing the required documentation and recording keeping.
- Develop and implement staff work schedules to ensure that all routine maintenance and project work is completed during normal work hours and for all games and events.
- Trains and supervises staff within the department ensuring that staff are provided with a clear understanding of their duties & expectations, complete essential training, are provided with the tools necessary for them to do their work, providing them timely and appropriate feedback, and making sure that they are treated with respect and dignity.
- Conduct daily inspection of property to proactively identify and address potential needs and to ensure that the work to address those needs is quickly completed.
- Manage all applicable service contracts, vendors, and contractors and assist senior leadership in the negotiation of service agreements.
- Oversee the departmental budget to ensure that spending is in alignment with allocated funding and company policy. Works with senior leadership to develop and implement the annual Capital Budget.
- Ordering of all necessary materials and supplies.
- Responds to radio calls for service and rectify the existing condition in a timely manner.
- Assisting with ballpark capital projects.
- Preparing the ballpark for the season and post-season. This will include, but not limited to, bringing the ballpark back online prior to the start of the baseball season and winterizing it for the off-season.
- Respond to, or cause to have other respond, to off-hours emergencies.
Experience, Education and Licensure:
- A bachelor’s degree from an accredited university or college, preferably in construction or maintenance management. However, applicants that possess ten or more years of successful maintenance management in a large facility setting will also be considered.
- Seven years of demonstrated experience in management role in facility maintenance environment with HVAC responsibilities, where the responsibility included the direct oversight of staff, scheduling, work completion, and budgetary compliance.
- Possess an OHSA 30-hour General Industry or Construction certification or the ability to acquire the certification within sixty days of starting.
Knowledge, Skills, and Abilities:
- Demonstrated ability to work in a customer service focused, fast paced, and high-performance environment.
- Heavy experience developing facility upkeep, preventative maintenance, and work schedule plans.
- Must be excellent with time management, project management, and interpersonal/communication skills.
- Computer literate, using MS Windows and MS Office. A history of introducing technology to improve and make an operation more efficient.
- Being an initiative-taker with the initiative to be initiative-taking and constantly engaging in activities that will better the department.
- Experience in supervising a medium full-time staff, successfully assisting management teams with developing and achieving goals, and working in an environment that requires an elevated level of performance.
- Must be organized and able to multi-tasks.
- Willingness and ability to work extended hours that will include nights, weekends, and holidays during the baseball season. Also to be on call for emergency situations.

While performing the duties of this job, the employee is occasionally required to sit; use hands; reach with hands and arms; talk or hear.

While performing the duties of this job, the employee can be exposed to weather conditions prevalent at the time.
