About the role

We are seeking a detail-oriented Loan Closing & Post-Closing Specialist to support our origination and secondary market operations. This role is responsible for ensuring loans are properly closed, funded, documented, and delivered to investors in compliance with company policies and secondary market requirements.

This position sits at the intersection of underwriting, funding, compliance, and loan delivery — and is critical to maintaining loan salability and operational excellence.

This is a hybrid position and requires time in office 1-2 days per week in either Walnut Creek, CA (San Francisco East Bay Area) or Boise, ID.

What you'll do

Closing & Funding

  • Prepare and review loan closing packages including Promissory Note, Deed of Trust/Mortgage, Closing Disclosure/HUD-1, and compliance documentation
  • Ensure all underwriting conditions are satisfied prior to funding
  • Coordinate with escrow/title agents to confirm funding figures and wire instructions
  • Prepare and verify wire transfers in accordance with internal controls
  • Ensure loans fund on schedule and meet service level expectations

Post-Closing & Loan Delivery

  • Audit executed closing packages for completeness, accuracy, and compliance
  • Clear investor suspense and resolve post-closing conditions
  • Upload complete loan files to investor and servicer portals
  • Prepare loans for sale to secondary market partners
  • Maintain documentation quality standards to ensure loan salability

Servicing Support

  • Assist borrowers with loan payoffs, extensions, payment inquiries, and insurance tracking

What Success Looks Like

  • Loans fund accurately and on time
  • Investor suspense items are minimal and resolved quickly
  • Loan packages are delivered clean and compliant
  • Cross-functional teams trust your documentation accuracy
  • Borrowers and partners experience a smooth closing process

Required Qualifications

  • Experience in mortgage closing, post-closing, or loan delivery
  • Experience reviewing closing documents (Note, DOT/Mortgage, HUD-1/CD)
  • Strong understanding of funding processes and wire controls
  • Google Suite proficiency
  • Exceptional attention to detail
  • Ability to manage multiple loans simultaneously in a fast-paced environment with minimal supervision

Preferred Qualifications

  • Experience with private lending, DSCR, bridge, or fix-and-flip loans
  • Higher education degree
  • Technical proficiency with lending systems and platforms (LOS, online file portals, eSign systems and other compliance platforms)
  • Exceptional communication and interpersonal skills
  • Ability to work as a dependable teammate in a fast paced start-up environment

Compensation & Benefits

We’re building a disciplined, high-performing lending platform with institutional backing and entrepreneurial energy. If you want to grow with a company that values operational excellence and customer experience, we’d love to meet you. We offer:

  • Competitive cash salary (commensurate with experience)
  • Performance-based incentive opportunity
  • Competitive and comprehensive health benefits
  • Remote flexibility

At Tier One Funding, we strive to build a workforce composed of individuals with diverse backgrounds, abilities, minds, and identities that will help us to grow, not only as a company, but also as individuals. We are focused on building a diverse and inclusive workforce. If you’re excited about this role, but do not meet 100% of the qualifications listed above, we still encourage you to apply.
