BPG Real Estate Services, LLC is seeking an enthusiastic, detail-oriented, and resident‑focused Residential Property Manager to lead operations at one of our Newark, DE communities. As a Residential Property Manager, you’ll be the heartbeat of the community—driving occupancy, supporting residents, leading a high-performing on‑site team, and ensuring the property meets both financial and service goals. You’ll balance hands-on problem solving with strategic planning, all while creating a place residents are proud to call home.
What You’ll Do- Lead day‑to‑day property operations and guide onsite team members
- Maintain high occupancy and achieve budgeted financial targets
- Oversee rent collection, forecasting, budgeting, and financial reporting
- Develop and implement resident retention and marketing strategies
- Monitor and enhance property appearance, maintenance, and vendor performance
- Manage move‑ins, move‑outs, vacancies, and unit readiness
- Resolve resident concerns with professionalism and care
- Enforce company policies and community rules consistently
- Coordinate maintenance and oversee third‑party service providers
- Prepare property performance reports and track trends
- Mentor, train, and grow your onsite team
- Residential property management experience is required (apartment communities preferred)
- Professional, polished, and positive presentation
- Strong multitasking skills in a dynamic environment
- Solid understanding of property management principles and leasing operations
- Experience with operating statements, budgets, and financial oversight
- Excellent communication, conflict resolution, and customer service skills
- Strong organizational, time management, and project coordination skills
- Ability to lead and motivate maintenance and onsite staff
- Team‑oriented mindset with a commitment to service excellence
- Ability to be on call for after‑hours property emergencies
