About This Position
Job Overview
We are seeking a friendly, skilled Maintenance Supervisor to lead maintenance operations at a well-maintained 104-unit mixed use property in downtown Tampa. This role combines hands on repair work with team leadership to ensure a safe, comfortable, and attractive living environment for both short-term guests and long-term residents. The Maintenance Supervisor is responsible for completing and overseeing all maintenance work required to operate the property efficiently and to a high standard. You will assist the Community Manager in leading a small maintenance team, assigning and tracking orders, both performing and supervising repairs across building systems.

- Unit mix:53 hotel units; 51long-termresidentialunits
- Location requirement:Must live within 30 minutes of the property.
- Standard overtimepay: 1.5 times the regular hourly wage.
- On callpay:2 times the regular hourly wage.
Supervisory Responsibilities
- Direct reports:Maintenance Technician(s)
- Leadership duties:Schedule and delegate daily tasks, coach and mentor technicians, ensure quality and timeliness of work, and coordinate with management on staffing and priorities.
Key Duties and Responsibilities
- Perform turnover work in vacant units including painting, cleaning, and minor repairs.
- Manage and delegate electronic work orders and ensuretimelycompletion.
- Complete and oversee repairs across trades: plumbing, electrical, HVAC, carpentry, painting, appliance repair, glass replacement, landscaping and keyless pad entry systems. i.e. Butterfly MX
- Perform preventative maintenance tasks such as the inspection, lubrication, and cleaning of equipment and systems on a regular basis, including but not limited to HVAC, plumbing, and electrical systems.
- Provide excellent customer service to enhance the resident and guest experience.
- Maintain compliance with company policies and applicable regulations such as Fair Housing, Clean Air Act, and the Americans with Disabilities Act.
- Assist the Community Manager with the scheduling and management of assigned vendors.
- Support the Community Manager and senior leadership with special projects and other duties assigned.
Education and Experience:
- Valid driver's license and reliable transportation (required)
- High school diploma or equivalent (required)
- Minimum of 2 years of multi-family maintenance, construction, or trade (plumbing, HVAC, electrical, carpentry, etc.) experience preferred.
- Prior successful management/leadership experience preferred.
Physical Requirements:
- Must be able to regularly sustain prolonged periods of standing and walking.
- Possess ability to regularly stoop, kneel, crouch, lift equipment, use hands to fingers, reach with arms and hands, handle objects, tools, and equipment.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must be able to lift up to fifty pounds at a time.
- Ability to work in all types of weather.
