About This Position

General Overview
The Resident Project Representative is responsible for providing day-to-day oversight of construction activities on a variety of projects. They work closely with the owner, contractor, and other stakeholders to ensure that projects are completed on time, within budget, and to the required quality standards.
This position reports to the Director of Construction Management.
Essential Job Responsibilities
Oversee the construction activities of the project: This includes reviewing construction plans and specifications, ensuring that the contractor is following the approved plans, and monitoring the progress of the project.
Communicate with the owner and contractor: Responsible for keeping the owner informed of the project's progress, and they also work with the contractor to resolve any issues that may arise during construction.
Inspect the work of the contractor: Responsible for inspecting the work of the contractor to ensure that it meets the required quality standards.
Administer the contract: Responsible for administering the contract between the owner and the contractor, which includes reviewing change orders and resolving disputes.
Prepare reports and documentation: Responsible for preparing reports and documentation on the project, including daily logs, weekly progress reports, and monthly status reports.
Coordinate with other stakeholders: Responsible for coordinating with other stakeholders on the project, such as the architect, engineer, and other consultants.
Provide guidance and support to junior RPRs: Responsible for providing guidance and support to junior RPRs, as well as training them on the latest construction management practices.
Develop and implement new construction management techniques: Responsible for developing and implementing new construction management techniques to improve the efficiency and effectiveness of the construction process.

Required Skills/Knowledge
Bachelor's degree in construction management or a related field.
10+ years of experience in the construction industry.
Strong understanding of construction management principles and procedures.
Excellent communication and interpersonal skills.
Ability to work independently and as part of a team.
Proficient in Microsoft Office Suite and other construction management software.
Ability to read and interpret construction plans and specifications.
Ability to inspect work and identify defects.
Ability to resolve disputes between the owner and contractor.
Ability to develop and implement new construction management techniques.
Physical Requirements – Work Environment
  • Ability to sit/stand, sometimes for long periods of time.
  • Frequently climbing, balancing, kneeling, crouching, reaching, walking, lifting, fingering, grasping, feeling, talking, hearing and repetitive motion.
  • Medium work: Exerting up to 50 pounds of force occasionally.
  • Subject to both inside and outside environmental conditions.
  • Subject to extreme heat and cold above 100 degrees and below 32 degrees for periods of more than one hour.
  • Subject to hazards including a variety of physical conditions i.e. moving mechanical parts, moving vehicles, electrical current, exposure to chemicals.
  • Subject to atmospheric conditions that affect the respiratory system of the skin, ie, fumes, odors, mists, gases or poor ventilation.
  • Subject to vibrations.
  • The noise level in the work environment at times may be sufficient to cause worker to shout in order to be heard above the ambient noise level.
  • Required to have close visual acuity to perform an activity such as preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection, operation of machines; using measurement devices and/or assembly or fabrication of parts at distances close to eyes.
  • Required to have visual acuity to operate a motor vehicle.
