About This Position
Southwind Construction Services LLC is seeking a Project Manager. The Project Manager (PM) at Southwind Construction is responsible for overseeing the planning, execution, and successful completion of construction projects. This role leads project teams and field personnel while managing project budgets, schedules, and contract requirements to ensure projects are delivered safely, on time, and within scope. The PM supports both Design-Bid-Build (DBB) and Design-Build (DB) projects across the Midwest and plays a key role in coordinating with internal teams, subcontractors, and clients throughout the project lifecycle. This position requires strong leadership, a solid understanding of construction best practices, and the ability to manage multiple project priorities while maintaining high standards for quality, compliance, and performance.
Key Responsibilities
. Project Planning and Initiation
- Lead the planning phase of awarded construction projects to ensure a clear execution strategy.
- Collaborate with the project scheduler to develop detailed project timelines, milestones, and deliverables for client review and approval.
- Identify potential project risks and develop mitigation strategies to minimize schedule or cost impacts.
- Coordinate with internal teams and regulatory agencies to secure required permits, approvals, and project documentation.
- Support the development of project execution plans aligned with contract requirements and company standards.
Budgeting and Cost Control
- Develop and manage project budgets, forecasts, and cost control strategies.
- Work closely with accounting, procurement, and financial teams to monitor financial performance.
- Utilize Proforma budgeting methods and Earned Value Analysis (EVA) to track project financial performance.
- Lead subcontractor buyout processes to ensure competitive pricing and project profitability.
- Negotiate contracts with subcontractors and suppliers.
- Monitor project costs and adjust financial plans to address scope changes, delays, or unforeseen conditions.
Team Leadership and Coordination
- Lead and coordinate multidisciplinary teams including engineers, architects, subcontractors, and field personnel.
- Assign responsibilities and collaborate with Directors of Quality Control and Field Operations to staff projects effectively.
- Facilitate weekly stakeholder meetings to review schedules, RFIs, submittals, and upcoming activities (3-week look ahead).
- Maintain consistent communication between project teams, field staff, and leadership.
- Address project challenges, conflicts, and personnel issues quickly to maintain productivity and team alignment.
4. Construction Oversight and Quality Assurance
- Monitor construction activities to ensure compliance with project plans, specifications, and quality standards.
- Conduct routine site visits and inspections to verify work progress and workmanship.
- Coordinate with architects and engineers to resolve design or construction issues.
- Work closely with the Site Safety & Health Officer (SSHO) to ensure OSHA compliance and maintain a Safety First culture across all projects.
Risk Management and Problem Solving
- Identify project risks early and implement proactive solutions.
- Manage schedule delays, cost impacts, and unforeseen project challenges.
- Track modifications, differing site conditions, and scope changes, ensuring proper documentation.
- Prepare and manage MODs, Change Orders, and Requests for Equitable Adjustments (REAs) when required.
- Ensure environmental and sustainability standards are followed.
Stakeholder Communication and Reporting
- Maintain transparent communication with clients, executives, project teams, and regulatory agencies.
- Provide regular progress updates, performance reports, and schedule updates.
- Lead project coordination meetings and participate in executive project reviews.
- Coordinate inspections, approvals, and regulatory compliance with relevant authorities.
Project Closeout and Handover
- Lead the project completion and closeout process to ensure successful delivery.
- Conduct final inspections with the Quality Control Manager, Superintendent, and client representatives.
- Manage punch list completion and ensure all deficiencies are resolved.
- Oversee the preparation and submission of closeout documentation, warranties, and as-built records.
- Coordinate with subcontractors and the project team to ensure complete and timely project turnover to the client.
Required Qualifications
- Candidate must be a U.S. Citizen.
- Satisfactory results of a pre-employment screening, which includes a drug and breath alcohol test, along with a Motor Vehicle Record check.
- Candidate must be able to obtain and maintain a Public Trust.
- 10+ years of experience in construction, progressing from roles such as Project Manager, Project Engineer, Assistant Project Manager, or Construction Manager. Preferred Qualifications
- Ground up building experience
- Working with the Corp of Engineers
- Working with Child Development Centers
Education Requirements
- Bachelor’s degree or vocational certifications in occupational safety and health, or related field.
Certifications Preferred
- Project Management Professional (PMP) – Offered by PMI, this certification validates expertise in project management principles., Preferred
- Certified Construction Manager (CCM) – Recognized in the construction industry for excellence in project execution. Preferred
- LEED Accreditation – Essential for sustainable and green building projects.
- OSHA Safety Certification – Demonstrates knowledge of workplace safety regulations. OSHA 10 at a minimum and/or 30 hour OSHA preferred
