Position Overview
Phenix City Housing Authority is seeking a skilled, dependable Maintenance Technician to join our Maintenance team as we prepare for the retirement of a long-tenured technician. The Maintenance Technician performs a wide range of semi-skilled and skilled maintenance work across PCHA properties, ensuring safe, functional, and well-maintained homes for our residents. This role is essential to supporting PCHA’s mission, strategic goals, and commitment to excellent service.

Reports To: Director of Maintenance
Employment Status: Full-Time
FLSA Status: Non-Exempt
Pay Type: Hourly

Key Responsibilities
Maintenance & Repairs
- Diagnose and complete routine and skilled maintenance repairs in residential units and common areas.
- Perform plumbing repairs including toilets, sinks, faucets, drains, valves, and water lines.
- Conduct electrical work such as replacing outlets, switches, circuit breakers, light fixtures, fans, and wiring.
- Perform carpentry tasks including cabinet repairs, door installation and adjustment, countertops, and minor structural repairs.
- Repair and replace flooring, tile, ceilings, windows, doors, door frames, porches, mailboxes, and related fixtures.
- Install and connect appliances according to manufacturer specifications.
- Install and service gas furnaces and heaters per safety and manufacturer standards.

Preventive & Routine Maintenance
- Perform scheduled preventive maintenance to reduce downtime and extend the life of building systems.
- Replace furnace filters, light bulbs, and inspect smoke alarms.
- Conduct periodic unit inspections and document maintenance needs.

Education & Experience
- Minimum two (2) years of building or apartment maintenance experience.
- Ability to read and write in English.

Licenses & Requirements
- Valid driver’s license
- Eligible for Agency insurance and fidelity bond

Work Schedule & Availability
This position is regularly scheduled Monday through Thursday, 8:00 a.m. to 6:00 p.m. The Maintenance Technician must also be available to participate in a rotating on‑call schedule to respond to after‑hours emergency maintenance needs, including evenings, weekends, and holidays, as assigned.
