Position Pays: $45,000
Purpose of the Position
The Superintendent - In Residence is responsible for overseeing all maintenance of the
building and ensuring a clean and safe environment for WIN staff and tenants
at all times. The individual in this position is required to live on site.
Essential Functions:
• Ensure that all mechanical systems are inspected regularly and as required by
the NYC Department of Buildings and other regulatory agencies and preventive
maintenance activities are conducted on a scheduled basis; Monitors and
maintains records about building maintenance and repairs.
• Supervise Porter staff and ensure that daily building and routine unit inspections
to ensure that the building is maintained clean and in good repair; report all
findings to Director, RPM with a corrective plan.
• Uses MDS property management system to monitor and track repairs, ensure
work orders and tenant complaints.
• Ensure tenant repair complaints are resolved and completed in a timely manner;
ensure the repairs and painting of units and the repair or replacement of
appliances as needed.
• Oversee the maintenance of the on-site offices, program areas and other
common areas (inside and outside) of the facility to ensure that all areas are kept
clean and free of dirt and debris at all times; ensuring trash, snow, ice and graffiti
removal as needed.
• Responsible for ensuring the security of inventory and maintaining all necessary
supplies, ensuring that supplies are available for use as needed; monitor
inventory of equipment, furniture, supplies and goods.
• Coordinate and schedule the inspection of smoke and carbon monoxide
detectors in the units and ensures the replacement of damaged detectors.
• Attend facility and agency staff meetings, house meetings, supervisory and inservice training, as requested by supervisor.
• Interface with WIN approved vendors and contractors to ensure the appropriate
delivery of supplies and equipment. Ensures requested repairs are completed
appropriately.
• Arrange for regular exterminating services and prepare facility for exterminator
services.
• Coordinate and schedule the installation of window ac units with brackets.
• Ensure the routine cleaning and maintenance of the washers and dryers.
• Provide direct supervision to the assigned maintenance staff and provide
coaching, training and development; ensure all performance evaluations are
completed and submitted in a timely manner.
• Develop and maintain good relationships with fire department and sanitation
department officials in the community; participates in the coordination of fire
drills, as scheduled. Serve as a consultant on maintenance and fire safety
matters to interdisciplinary team.
• Assist in the identification of local resources for supplies and services, in
accordance with WIN’s procurement policies and procedures.
• Prepare all mandated reporting as required by supervisor, contract agency and
funding agency in an accurate and timely manner.
• Perform other duties as required.
Qualifications/Skills and Knowledge Requirements:
• Commitment to WIN’s mission.
• High School diploma or equivalent, some college, technical or vocational training
preferred.
• Ten (10) years’ experience in facility management, repairs, plumbing and
electrical systems, with three (3) years’ supervisory experience.
• Must be on call 24 hours, 7 days a week.
• Must be willing and able to reside on site, apartment provided.
• Clean NYS Class D or E driver’s license.
• Knowledge of building systems and HVAC.
• Must be able to lift 50 lbs.
• Must coordinate and participate in scheduled fire drills.
• Must be able to ascend and descend stairs for the assigned building.
• Good verbal and written communication skills plus solid computer skills.
• Ability to interact effectively with the client population and representatives of
government and private agencies.
• Must track and record all hours worked.
• Must request preapproval by your supervisor to work overtime (failing to obtain
approval will result in disciplinary action).
• Ability to work effectively in a team environment.
• Bilingual – English/Spanish helpful.
