WHAT YOU CAN EXPECT:

The Project Manager or Sr. Project Manager will report to the company’s Project Executive and COO. This position will handle larger projects within the range of $5 – 30M in size and must have a sophisticated level of experience that ensures client satisfaction while driving revenue. Expert project execution, team management, financial acumen and client relations must all intersect.


The Project Manager will handle the following responsibilities:


Project Management:

Completes full project responsibility in all areas of construction and construction managementMeets and/or exceeds billing goals on each projectPerforms project pre-construction activities, including but not limited to SOV, subcontractor application review, management of draft and finalize tracking as needed by the project.Prepares and maintains realistic schedule and schedule updates alongside Superintendents Documents and routinely communicate schedule changes with clients and project team membersDemonstrates responsibility for excellent project quality by meeting and/or exceeding plan specifications, codes, and approved shop drawingsAwards and issues complete and accurate subcontracts in a timely mannerManages subcontractors and controls scope of workWorks and manages alongside accounting, to review and determine payment invoices and ensures timely and complete paymentsTake responsibility for change order management by performing all change order processesRoutinely communicates, and in a detailed manner, with clients and project team members to ensure project execution at the highest level Promptly addresses problems, challenges, and course correctionEnsures that project kick-off is coordinated with field team and that safety is upheld to the highest standardUnderstands projected financials and tracks progressDisplays adept and very knowledgeable estimates, value engineering, guaranteed maximum price (GMP), stimulate sum (LS) and/or any contract typeCoordinates projects that are Design-Build with the Design teamUnderstands the difference in contract types and contract languageIdentifies contractual risk when negotiating project contractsMaintains accurate job cost reports, including profit projectionsIdentifies scope inclusions and exclusions when bidding and awarding projects to subcontractors and vendorsEfficiently hosts and runs all OAC meetings and subcontractor/vendor coordination meetingsTrains, develops, and conducts performance reviews to include regular check-ins with all support staff assigned under supervision.

Business Development

Identifies and cultivates clients and projectsDevelops and maintains relationships with the following:Construction ManagersBrokersArchitectsLandlordsManufacturers / Subcontractors / VendorsTenants
Creates new opportunities by:Closing the dealContacts clients or prospects through face-to-face meetings, by phone, and by emailSells Casco services to clients or prospects, showcasing Casco’s capabilities through client-team meetings and through presentations of current and past job performancesWorks with marketing on all prerequisites for vendor qualificationDirects, leads, or assists in sales presentations


pipeline management

Works with COO to determine pipeline holes and addresses market efforts, accordinglyIdentifies new market segments that may be opportunities for Casco growth


identify and cultivate brand image

Represents Casco professionally to uphold the brand reputation Elevates the reputation of Casco through follow-up with past clients Looks for opportunities to elevate brand based on situational issues or “rumors”Consistently sells the market our capabilities, so that Casco does not get pigeon-holed into smaller or less diverse opportunitiesContacts and maintains relationships with major accounts and continually checks the pulse on client satisfaction regarding Casco servicesIncreases Casco’s visibility in the marketplace by attending appropriate lunches, happy hours, events, webinars, conferences, and/or other industry specific meetings


Tools, systems and technical expertise

Possesses adept knowledge of all principals of construction, methods, techniques, print reading, contracting, and construction managementDemonstrates strong knowledge of Microsoft Office Suite, to include MS ProjectPossesses strong knowledge and familiarity with critical path (CPM) scheduling, management, and schedulingDemonstrates knowledge of and experience with:
Construction LawLien LawsSafety Rules and Regulations – CaliforniaFirst Aid/CPRGeneral Contract Terms and ConditionsSubcontract Terms and ConditionsCompany procedures and policies related to project managementConstruction ManagementUBC Building Code and project specific codes and can use as a toolTenant Improvement construction and project management

Technical knowledge of tenant improvement and specifics of constructionTechnical, in-depth knowledge of construction tenant improvement pricing and the RFP processTechnical, in-depth knowledge of the scheduling of construction projectsAssist the Project Manager in the formulation of the project budget and General ConditionsAssist in the documentation of all claims and litigationAssist in the updating of the Project Status Report (PSR)Assist the Project Manager with the preparation of subcontracts and Purchase OrdersAssist the Project Manager with cost control measures, Change Order Requests, Invoicing, Purchase OrdersAssist in the preparation and maintenance of the Cost Analysis Report (CAR) and the Cost Analysis Update (CAU)Assist in the development of trade bid packagesAssist with the problem resolution pertaining to a specific project issueAssist the Superintendent in implementing the project safety program


YOU WILL HAVE THE FOLLOWING SKILLS AND EDUCATION:

Four-year degree in Construction Management, Engineering, Architecture or equivalent experience in a related field and a minimum of 4 -6 years of appropriate project management experience requiredProficiency in basic computer skills (MS Word, Excel, Outlook)Thorough understanding of construction administration processes, including contracts, construction documents, schedules, RFIs, submittals and material procurementAdvanced proficiency in applicationsEffective oral and written communication skills Effective negotiation skillsEffective time management and organization skills

The US base salary range for this full-time position is $120,000 - $165,000 annually. Full-time positions will be eligible for a full healthcare benefit package after 60 days of employment and a safe harbor company 401k match starts after 90 days of employment. Our salary ranges are determined by role, level, and location. Individual pay is determined by work location and additional factors, including job-related skills, experience and relevant education or training. Full-time is defined as regularly working 30+ hours per week.
