Overview
Velociti Services is seeking a detail-oriented and proactive Assistant Property Manager to support the day-to-day operations of one of our clients. This role works closely with the Property Manager to ensure the efficient management, maintenance, and compliance of all facilities while delivering high-quality service to their employees and tenants. This candidate will assist in promoting customer standards and Velociti Services’ commitment to excellence.
Responsibilities
Responsibilities:
- Technical Maintenance & Systems Oversight: Perform and oversee routine inspections of mechanical, electrical, and plumbing (MEP) systems.
- Vendor & Contractor Management: Vet specialized contractors, review technical service level agreements (SLAs), and supervise complex on-site repairs to ensure they meet engineering standards.
- Operational Troubleshooting: Provide first-line diagnostic support for property-wide systems like HVAC, irrigation, or backup power before escalating to senior engineers.
- Work Order Management: Implement and oversee digital work order systems (e.g., Yardi or Angus), prioritizing tasks based on technical urgency.
- Administrative & Financial Support: Assist with property budgeting, and financial reporting while accounting for technical capital expenditures.
- Inspections: Perform inspections of janitorial staff, and engineering staff. Will require occasional night and weekend work.
Qualifications
Required Skills / Abilities:
Experience: 2–5 years in property management or a related technical facilities role.
Education: Bachelor’s degree in Business, Engineering, or Finance preferred but not required.
Mechanical Aptitude: Practical experience in building systems maintenance, small engine repair, or a trades background (HVAC, electrical, or plumbing).
Software Proficiency: Experience with industry-standard property management software like Yardi, Concur.
Project Leadership: Ability to lead small ground crews or maintenance teams and manage site-specific projects from planning to execution.
Communication: Skilled at translating complex technical issues into clear updates for both non-technical tenants and upper management.
Physical Requirements:
Applicants for this role must be able to:
- Lift boxes and packages weighing up to 50 pounds
- Lift, bend, squat, and stretch to move boxes, parcels, and shipments
- Climb small to medium flights of stairs multiple times a day
- Standing for extended periods of time
