About This Position

Description: Vice President of New DevelopmentPosition Summary

The Vice President of New Development provides strategic and operational leadership for all builder and developer community functions. This role directly oversees Directors of New Development, ensuring exceptional client relationships, consistent service delivery, and the growth of Cusick's new development portfolio across North and South Carolina.

Reporting Structure

• Reports to: President

• Direct Reports: Directors of New Development (5)

Key ResponsibilitiesLeadership & Team Development

• Provide strategic direction and day-to-day leadership to Directors of New Development

• Establish performance expectations and hold direct reports accountable for team and portfolio results

• Conduct regular one-on-ones, performance evaluations, and development planning with directors

• Guide directors in managing builder and developer relationships and navigating complex community transitions

• Drive a culture of accountability, responsiveness, and service excellence across the new development director team

• Oversee staffing decisions, workload balancing, and succession planning for the new development department

Operations & Service Delivery

• Ensure consistent, high-quality service delivery across all new development communities in NC and SC

• Develop, implement, and refine operational policies, procedures, and best practices specific to new development community management

• Monitor key performance metrics including builder satisfaction, community onboarding timelines, and client retention

• Identify and resolve operational bottlenecks and service gaps within the new development portfolio

• Collaborate with accounting, transitions, and administrative departments to improve cross-functional processes supporting new development communities

Builder & Developer Relations

• Serve as the primary relationship owner and senior point of contact for Cusick's builder and developer clients

• Partner with directors to address at-risk builder accounts and retention challenges

• Support high-profile builder and developer relationships and attend meetings as needed

• Oversee new development community onboarding and ensure smooth transitions for boards and homeowners

• Represent Cusick in builder and developer proposals, contract negotiations, and industry events

Strategic Initiatives & Growth

• Partner with executive leadership on company growth strategy, with a focus on expanding the new development portfolio

• Lead business development efforts targeting builders and developers in NC and SC, with particular emphasis on growing Cusick's presence in the Raleigh market

• Provide market intelligence on builder and developer trends, competitor activity, and expansion opportunities

• Oversee integration of newly onboarded builder communities and ensure successful portfolio transitions

Qualifications

• Experience in the HOA industry with an understanding of new development community structures and builder/declarant relationships

• Demonstrated success in builder or developer sales, account management, or business development

• Proven people management experience with a track record of developing high-performing teams

• Strong communication and relationship-building skills across a range of stakeholders including builders, board members, and internal teams

Knowledge of the NC and SC markets; familiarity with the Raleigh m
