The Commercial Property Manager is responsible for the day-to-day management of One Arts Plaza, a mixed-use property with retail, commercial office, and residential components. This role oversees tenant and resident relations, property operations, maintenance and appearance standards, vendor/contract management, budgeting and financial reporting, accounts receivable/payable processes, and coordination across all on-site stakeholders to ensure a best-in-class customer experience.

Job Responsibilities:

Property Operations & Building Leadership

  • Manage daily operations across the mixed-use property, including supervision of building staff and contract services.
  • Maintain high standards for property appearance, cleanliness, life-safety readiness, and overall condition.
  • Coordinate operational needs across retail, office, and residential components, ensuring seamless service delivery and communication.
  • Oversee the work order process and ensure timely follow-up, documentation, and issue resolution.
  • Support on-site initiatives, inspections, and preventive maintenance plans in partnership with engineering and vendors.
  • Perform routine property operations and respond to urgent situations as needed.

Tenant & Resident Relations (Customer Experience)

  • Serve as the primary customer service contact for commercial tenants, retail tenants, residents, and visitors.
  • Build strong relationships with tenants and residents through consistent, proactive communication and visible on-site leadership.
  • Partner with residential management/teams (as applicable) to ensure resident concerns are routed, tracked, and resolved appropriately.
  • Handle escalations professionally, balancing service recovery with policy and lease adherence.
  • Communicate building updates, service interruptions, and major activities clearly and effectively across all audiences.

Lease Administration & Compliance

  • Administer commercial and retail leases to ensure compliance with all terms and conditions.
  • Coordinate move-ins/move-outs, access protocols, building rules, and documentation requirements.
  • Support enforcement of property policies and standards in collaboration with ownership and legal/operations teams as needed.

Vendor, Contract & Project Management

  • Serve as the primary point of contact for contractors and vendors for all property management activities.
  • Manage contracts, performance standards, and service levels; ensure vendors meet scope, schedule, and quality expectations.
  • Supervise tenant finish-out construction and tenant improvement work, ensuring coordination with operations and building standards.
  • Coordinate property-wide projects and activities across multiple stakeholders (tenants, residents, vendors, ownership, and internal teams).

Financial Management & Reporting

  • Prepare annual operating budgets; monitor performance and analyze monthly expenses and allocations.
  • Manage and support financial processes including budgeting, accruals, reclasses, reforecasting, A/R and A/P.
  • Analyze and report property financial activity and provide timely, accurate reporting to management/ownership.
  • Identify cost-saving opportunities while maintaining service and quality standards.

Other

  • Coordinate all activities of the various components of the property and provide operational support as needed.
  • Complete other tasks and special projects as assigned by management.

Job Qualifications:

  • Minimum 5 years of commercial property management experience (mixed-use experience strongly preferred).
  • Bachelor’s degree highly preferred.
  • Professional appearance required.
  • Excellent written and verbal communication skills; comfortable communicating with executive-level tenant contacts and residents.
  • Strong working knowledge of budgeting, accruals, reclasses, reforecasting, A/R, and A/P processes.
  • Self-motivated, punctual, highly organized, and able to operate with a strong sense of urgency.
  • High attention to detail with strong problem-solving and analytical skills.
  • Ability to adapt in a fast-paced, changing environment and manage competing priorities.
  • Team-oriented with a strong customer service mindset and excellent follow-up.
