About the role

The Dermot Company, LP, is seeking a Resident Manager to join our dynamic team. In this role, you will contribute to the continued growth and operational excellence of our luxury residential portfolio. This position plays an important part in advancing Dermot’s commitment to delivering exceptional resident experiences, supporting property performance, and upholding our standards of integrity, collaboration, and innovation.

What you'll do

As the Resident Manager, we’ll look to you to:

Partner with General Manager to ensure effective operation of the property; implement and manage programs to maximize revenue, control expenses, improve resident satisfaction and ensure that the property is neat, clean, and working at all timesManage a weekly meeting schedule with the General Manager to include a written agenda and minutes, to ensure there is open communication, all are on the same page, and that the needs of the business are covered and all open items, issues, concerns, etc. are discussed, followed up on and resolved in a timely mannerManage a weekly schedule for property inspections; the interior and exterior physical condition of the property, apartment homes, grounds, all mechanical equipment and systems to ensure all are neat, clean, and workingManage, daily, all work orders, turns, preventative maintenance, compliance, vendors, projects, supply purchasing and financials, associates, work orders, turns, etc.to ensure standards are consistently being metManage all resident / building work orders for the property; including prioritization and delegation to assigned staff; manage parts and supply inventory to ensure company service standards are maintained. Evaluate and analyze service request trendsManage the apartment home turnover and preventive maintenance programs schedules to maximize the value to the community and ensure quality of workAssist the maintenance team with performing various hands-on maintenance repairs / tasks as neededEnsure appropriate risk mitigation procedures are implemented, including disaster response, safety training and required documentation is maintainedAssist in the development of the annual maintenance operating budgets in accordance with established timeframes and based on the needs of the community. Analyze budget variances and trendsAssist in the development of an annual 5 Year Cap X Plan by identifying issues needed or anticipated to be needed as the building ages, for all projects, planned upgrades, renovations, etc. This will include scope of work, budgets, timelines, justifications, etc.Manage all vendors and vendor contracts to ensure they are performing to acceptable standards, billing is in line with hours worked and services provided, they are meeting expectations, and they are fulfilling their scope of work (as per the contract), for the services providedOversee execution of the work of external maintenance vendors and internal maintenance service suppliers. Develop contract scopes of work, qualify vendors and review / level all bidsManage all maintenance associate duties including scheduling, work assignments, follow up and measuring performance, ensure standards are met, etc. Working with a 3rd party staffing vendor on associate performance, training and development, disciplinary actions, etc.Ensure associate engagement, and that clear expectations are set and communicated for all maintenance related job functions and that there is accountability for meeting expectationsImplementation of all applicable Dermot policies and proceduresOversee and manage property management software systems (Yardi, Building Link, etc.), for all work orders, repairs, turns, purchasing, Incident or Accident Reports, inventory, asset tracking, etc. and pull weekly reports for the property to ensure all are up to date, followed up on, accurate and there are no pending items other than normal, day to day maintenance activitiesPromote safe work practices among on-site associates, vendors, residents, and visitorsOversee and manage all state and or local code compliance issues for the community including annual inspections, tests, certifications, permits, documentation, violations, etc. to ensure complianceMust be able to work any assigned shift, including weekends (shifts may change based on the needs of the business)Respond to all property emergencies after normal business hours and on weekends as neededEffectively communicate with the General Manager, residents, associates, the corporate team, etc. on all issues and follow up at the property to ensure all are on the same page consistently, and so that there are no surprises when it comes to the property operationsDemonstrate all Maintenance Management Core Competencies, setting an example by modeling the behavior that is expected from the associatesBuilding Effective Teams

About You And What You Offer

3 - 5 years of multi-family property management or other related building maintenance experience performing the duties of Maintenance Supervisor (or above) with associate supervisory experience5 - 7 years’ experience with hands-on maintenance in building trades positionsHigh Proficiency Level with diagnosing and repairing problems including, but not limited to; plumbing, electrical, appliance, and HVAC, PTAC units, boilers, pumps, basic building trades, etc.Ability to use computers including but not limited to; emails, Microsoft Word / Excel, property management software (Ops Technology, Yardi, Building Link, etc.), including mobile APPsExperience working in a union environment (32BJ), and working with a 3rd party union staffing vendorValid driver’s licenseHigh School diploma or equivalent (GED)CFC refrigerant transition and recovery 609 Certification is preferredOther licenses and certifications as required by state or local jurisdictions (must be obtained within the first 90 days of employment)Must be able to work for any employer without any restrictions
