SUMMARY:
Join our team as a *Director of Real Estate Development* to lead impactful projects that shape our company's future growth while leveraging your expertise in a collaborative environment dedicated to excellence in real estate development and investment management.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Other duties may be assigned.
- Develop and implement comprehensive real estate investment strategies to maximize portfolio value and growth.
- Lead negotiations for property acquisitions, dispositions, joint ventures, and leasing agreements ensuring favorable terms.
- Conduct detailed market research and analysis to identify emerging opportunities aligned with company goals.
- Oversee due diligence processes, including legal review, financial analysis, and property inspections.
- Manage relationships with brokers, investors, legal advisors, property managers, bankers and other stakeholders.
- Coordinate marketing efforts for property listings and investment opportunities to attract potential stakeholders.
- Ensure adherence to all relevant real estate laws, regulations, and industry standards.
- Oversee property rehabilitation teams to optimize operational efficiency and end results.
- Prepare detailed investment proposals, reports, and presentations for executive leadership and investors.
- Supervise administrative functions related to real estate transactions, documentation, and compliance requirements.
SUPERVISORY RESPONSIBILITIES: Supervises superintendent and subcontractors.

EDUCATION and/or EXPERIENCE:
- Proven track record in real estate investment management or related leadership roles within the real estate and rehabilitation sector.
- Strong negotiation skills with demonstrated success in closing complex deals.
- Experience in property acquisition, sales, marketing, or customer service within real estate is preferred.
- Excellent communication skills are advantageous for diverse market engagement.
- Background in real estate administrative experience with organizational skills to manage multiple projects simultaneously.
- Familiarity with real estate law and regulatory frameworks affecting property transactions and investments.
- Prior experience in conducting market analysis and developing strategic investment plans is essential.
CERTIFICATES, LICENSES, REGISTRATIONS: Valid driver’s license with good driving record. Construction experience/certification is preferred. Must be able to pass a drug test and a background check.
LANGUAGE SKILLS: Ability to read and interpret documents including drawings and specifications, proficiency in MS Office, excellent verbal and written communication skills.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
OTHER SKILLS and ABILITIES: Ability to pass written and physical exams. Ability to establish and maintain effective working relationships with staff, management, coworkers and customers. Excellent organizational skills, strong multitasking skills, strong time management skills, ability to complete projects on time, and strong decision making skills.

The employee will sometimes push/pull items such as, but not limited to, tables, scaffolds, and cabinets. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee works both indoors and outdoors and under adverse weather conditions at times. The employee will work near or with moving mechanical equipment. The employee will work at high elevations on scaffolding and ladders.
