Property Management Field Coordinator

A Property Management Field Coordinator secures and evaluates vacant and occupied residential properties to prevent damage, ensure safety, and prepare homes for current or future residents. This role involves conducting property inspections, documenting conditions with photos using mobile applications, identifying maintenance needs, and verifying property security.
Field Coordinators play an important role in maintaining property standards by serving as the company’s eyes and ears in the field.
Key Responsibilities

Property Inspections
Conduct detailed interior and exterior inspections of vacant and occupied properties to identify safety concerns, maintenance issues, pest activity, or structural damage.

Documentation & Reporting
Capture high-quality photos and document property conditions within property management software (such as AppFolio) to create accurate records and audit trails.

Marketing Support
Install marketing signage and viewing equipment and take marketing photos to support leasing efforts.

Security & Compliance
Ensure properties are properly secured by checking doors, windows, and locks. Confirm utilities are functioning when applicable and that properties meet basic safety standards.

Letter Posting & Deliveries
Deliver and post notices when required, including lease violation notices, entry notices, or eviction postings.
Required Skills & Qualifications

Attention to Detail
Ability to identify maintenance concerns such as leaks, pest damage, electrical issues, or safety hazards.

Technology Proficiency
Comfortable using smartphones, tablets, and mobile reporting apps to document inspections and upload photos.

Physical Stamina
Ability to walk properties, climb stairs, and access areas such as attics or crawlspaces when necessary.

Communication Skills
Strong verbal and written communication skills to clearly report findings to property managers and office staff.

Transportation
Valid driver’s license and reliable transportation required for travel between properties.
