About This Position

The Traveling Project Manager role is a key management position requiring a high degree of independent decision-making and professionalism. This candidate will have the ability to oversee all aspects of a multi-family project, from planning and estimation through execution and final punch work, ensuring smooth coordination between all parties involved. Multi-State travel may be up to 75% of the time.

Minimum Qualifications:

- College education and/or a 2-year degree in management, construction, or a related
field preferred. On-the-job experience will also be considered.
- Minimum of 5 years of industry experience, including strong structural knowledge
- OSHA 10 certification required; OSHA 30 preferred.
- Ongoing education, professional certifications, and technical training are a plus.
- Proven ability to self-manage and efficiently organize multiple projects
simultaneously.

Knowledge, Skills, and Abilities:
The Project Manager will possess:
- Construction Methods & Techniques: Understanding of multi-family construction
processes, including (but not limited to) Exterior and Interior: Carpentry, framing,
Windows and doors, drywall, Painting and finishes, Unit Cleans, Emergency
response (Fire, Flood, Mold remediation).
- Familiarity with managing full-cycle projects, ensuring timely delivery from design
through construction and punch work, including final handover to client.
- Quality Control: Knowledge of construction quality standards and methods to ensure
work meets required specifications and client expectations.
- Risk Management: Understanding of how to identify, assess, and mitigate risks that
may affect project timelines, budgets, or quality.
- Professionalism and ability to communicate with all types of personnel, including
field personnel.
- Must have exemplary written and verbal communication skills, with a strong ability
to provide timely follow-ups to clients, internal teams, vendors, and subcontractors.
- Ability to multi-task, adaptability, and ability to prioritize based on project timelines
and deadlines.
- Must be proficient in all Microsoft applications as well as Construction Software.

Essential Functions & Key Responsibilities:

- Oversee the complete lifecycle of multi-family construction projects, from pre-
construction planning through punch work and final delivery, ensuring timely and
successful project completion.
- Lead a diverse project team, including internal staff, subcontractors, and vendors,
ensuring alignment with project goals, timelines, and quality standards. Coordinate
efforts across all parties to ensure smooth execution of the project.
- Prepare accurate cost estimates for multi-family projects, covering materials, labor,
and contingencies. Monitor project cash flow, approve subcontractor invoices, and
ensure adherence to the project budget.
- Evaluate and recommend subcontractors based on bid evaluations, past
performance, and cost-effectiveness. Negotiate contracts, monitor performance, and
ensure compliance with project scope, schedule, and quality standards.
- Manage and track project schedules, ensuring that all deadlines and milestones are
met.
- Coordinate the scheduling of subcontractors and vendors, addressing any delays
and ensuring timely resolution of punch list items and final sign-off by clients.
- Maintain detailed project documentation, including contracts, change orders,
correspondence, and schedules. Prepare and submit regular status reports,
providing updates on budget, schedule, risks, and subcontractor performance.
- Conduct regular site inspections to ensure adherence to the scope of work, identify
potential issues early, and maintain high-quality standards throughout the project.
- Safety & Compliance: Enforce strict safety protocols on-site, ensuring a safe
working environment for all workers and compliance with local building codes and
regulations.
- Oversee the scheduling and coordination of multiple location projects within the
region, managing support staff, self-performing workforce, and subcontractors to
ensure consistent project performance.
- Attend local technical and professional society meetings and seminars to stay
updated on industry trends, best practices, and regulatory changes.

General Conditions and Duties:
Other duties as assigned. Some tasks may involve frequent bending, moving, lifting, and carrying material weighing up to 50 pounds; some positions may involve moving, lifting, and carrying material weighing up to 70 pounds; standing up to eight hours each day; working in all weather conditions; exposure to high noise levels and require wearing hearing protection.
