Senior Community Manager

Wyvernwood Garden Apartments • Exempt • Reports to: Regional Property Manager

Position Overview

FAM Residential is seeking an experienced and results-driven Senior Community Manager to lead operations at Wyvernwood Garden Apartments, a large-scale multifamily community in Los Angeles. This is a senior leadership role with full accountability for property performance across leasing, resident relations, financial management, team development, and maintenance coordination.

The ideal candidate is a seasoned property management professional with a proven track record of achieving occupancy and NOI targets, leading high-performing on-site teams, and delivering exceptional resident experiences at scale. This role offers a high-visibility opportunity within the FAM Residential portfolio and requires someone who leads by example and operates with a strong sense of ownership.

Key Responsibilities

Property Operations & Financial Management

  • Oversee all day-to-day community operations, ensuring efficient and effective service delivery across all functions.
  • Develop and manage the property budget in collaboration with the Regional Property Manager.
  • Monitor financial performance including rent collections, delinquency, operating expenses, and NOI.
  • Implement and enforce collection procedures for delinquent accounts in compliance with applicable law.
  • Review and approve invoices, purchase orders, and expenditures within established authority limits.
  • Prepare and submit accurate financial and operational reports on a weekly and monthly basis.

Leasing & Marketing

  • Oversee all leasing activities to achieve and sustain targeted occupancy levels.
  • Develop and execute marketing strategies to attract and retain qualified residents.
  • Monitor market conditions and competitor pricing; adjust strategies to maintain competitive positioning.
  • Review and approve lease applications in strict compliance with Fair Housing regulations.
  • Ensure model units and common areas are maintained in showcase condition at all times.
  • Manage the community's online reputation, including professional responses to resident reviews.

Resident Relations

  • Maintain a culture of exceptional customer service and resident satisfaction throughout the community.
  • Address resident concerns and complaints promptly, professionally, and in accordance with company policy.
  • Lead lease renewal efforts and implement proactive retention strategies to minimize turnover.
  • Plan and coordinate resident events and community engagement programs.
  • Enforce community policies and lease terms consistently, fairly, and in compliance with applicable law.
  • Manage all resident communications including notices, newsletters, and community announcements.

Team Leadership & Development

  • Supervise, train, and develop on-site team members including the Operations Manager, Assistant Community Manager, leasing staff, and resident services personnel.
  • Create staff schedules and ensure appropriate coverage for all operational needs.
  • Conduct regular team meetings, one-on-ones, and formal performance evaluations.
  • Lead recruiting, interviewing, and onboarding processes for open positions.
  • Ensure team adherence to company policies, procedures, and applicable employment law.
  • Foster a positive, inclusive work environment that promotes collaboration and professional growth.

Maintenance Coordination

  • Partner with the Senior Service Supervisor to ensure the property meets and exceeds maintenance standards.
  • Monitor work order completion and ensure timely response to resident service requests.
  • Coordinate unit turn processes to minimize vacancy loss and maintain asset quality.
  • Participate in regular property inspections; identify maintenance needs and capital improvement priorities.
  • Oversee vendor relationships and hold service providers accountable for quality and timeliness.
Supervisory Responsibilities

This position carries direct supervisory responsibility for the Operations Manager, Assistant Community Manager, leasing staff, and resident services personnel. The Senior Community Manager works collaboratively with the Senior Service Supervisor, who manages maintenance operations. Full accountability for hiring, training, scheduling, performance management, and disciplinary actions for all direct reports.

Qualifications

Required

  • High school diploma or GED; Associate's or Bachelor's degree in Business, Real Estate, or a related field preferred.
  • Minimum 5 years of property management experience, including at least 2 years in a supervisory role.
  • Demonstrated track record of achieving occupancy, revenue, and NOI targets.
  • Background in multifamily residential property management required; large community (500+ units) experience strongly preferred.
  • Working knowledge of California landlord-tenant law, Fair Housing regulations, and applicable local ordinances.
  • Strong financial acumen with the ability to analyze data, manage budgets, and make sound operational decisions.
  • Excellent leadership, communication, and conflict resolution skills.
  • Fair Housing certification required within 30 days of hire.
  • Expert proficiency with Yardi Voyager and Microsoft Office Suite.
  • Bilingual English/Spanish strongly preferred.

Preferred

  • CAM (Certified Apartment Manager) or ARM (Accredited Residential Manager) designation.
  • Experience with Happy Co. or comparable inspection and property management software.
  • Familiarity with large-scale urban multifamily communities and the Los Angeles rental market.
