Position Overview
The Revenue Manager is responsible for maximizing rental revenue and optimizing pricing strategies across the company's property management portfolio. This role requires a strong analytical background, a deep understanding of market dynamics, and the ability to work collaboratively with property management, marketing, and executive teams. The Revenue Manager will develop, implement, and monitor pricing models, inventory controls, and demand-forecasting tools to ensure optimal financial performance and compliance to the model.
Key Responsibilities
Strategy and Analysis
- Develop and execute dynamic pricing strategies for rental properties (apartments, residential units, commercial spaces, etc.) based on market trends, competitor analysis, seasonality, and internal performance data.
- Monitor and analyze key performance indicators (KPIs) including occupancy rates, rental rates, lease-up velocity, effective rent, and lease expiration management.
- Conduct regular market surveys and competitive rate shopping to maintain a thorough understanding of the local rental landscape.
- Develop robust demand forecasts to anticipate future occupancy and pricing opportunities or risks.
- Identify opportunities for revenue growth through amenity pricing, fee structures, and lease term optimization.
Pricing and Inventory Management
- Manage and maintain the integrity of pricing and inventory data within property management software (e.g., Yardi, RealPage, AppFolio).
- Approve and implement daily/weekly pricing recommendations and adjustments based on revenue management system output and manual review.
- Ensure alignment between online listings (websites, ILS platforms) and internal pricing systems.
- Establish and monitor lease-term restrictions and concession usage to manage inventory flow and minimize revenue loss.
- Conduct weekly or bi-weekly pricing calls based on market conditions and overall performance.
Collaboration and Reporting
- Provide regular, detailed reports and presentations to executive leadership on revenue performance, pricing effectiveness, and strategic recommendations.
- Train and support on-site property managers and leasing agents on revenue management best practices, pricing philosophies, and system usage.
- Collaborate with the marketing team to ensure promotional activities are aligned with pricing strategies and inventory needs.
- Participate in property budget planning and forecasting processes, providing expert input on potential revenue capture.
Qualifications Required
- Bachelor’s degree in Business, Finance, Economics, Real Estate, or a related field (relevant experience will be considered in lieu of a degree).
- Certified Revenue Management Executive (CRME).
- 1-3+ years of experience in Revenue Management, Pricing Analysis, or Financial Analysis, preferably within the multi-family, hospitality, or property management sectors.
- Proven proficiency with revenue management software and tools (e.g., AIRM, LRO, Rainmaker, YieldStar).
- Exceptional analytical and problem-solving skills with the ability to interpret complex data and translate findings into actionable strategies.
- Advanced proficiency in Microsoft Excel (pivot tables, complex formulas, data modeling).
- Strong communication and presentation skills, with the ability to articulate complex financial concepts to non-financial audiences.
- Travel required.
Preferred
- Experience with a major property management software platform (e.g., Yardi, RealPage).
- Experience managing revenue for a portfolio spanning multiple markets or property types.
