THE POSITION:

STACK is seeking a Senior Director, Preconstruction to provide strategic leadership across preconstruction, early‑stage development, and project execution planning. This role is accountable not only for cost, schedule, and scope, but also for leading high‑performing teams, shaping portfolio‑level project and product strategy, and supporting commercial negotiations with tenants. The Senior Director will partner closely with Development, Design, Construction, Finance, Sales, and Leadership to translate market and tenant requirements into scalable, repeatable, and financially optimized data center solutions. This role balances hands‑on technical expertise with executive‑level leadership, decision‑making, and stakeholder influence.

Project, Portfolio & Product Strategy

  • Manage preconstruction strategy across STACK's development pipeline, ensuring alignment with corporate growth objectives and market demand
  • Guide site-specific and portfolio-level decisions related to scope, phasing, cost, schedule, and delivery strategy
  • Partner with Development and Design teams to influence standardization, modularization, and productized data center solutions
  • Evaluate alternative delivery methods, construction sequencing, and design approaches to optimize speed-to-market and capital efficiency
  • Lead risk identification and mitigation planning during early project stages

Preconstruction & Technical Oversight

  • Oversee development of early-stage budgets and schedules
  • Ensure consistent estimating methodology, assumptions, benchmarks, and contingency strategies
  • Analyze variance as designs evolve and clearly communicate cost and schedule drivers to senior leadership
  • Provide technical and constructability input during site selection, feasibility studies, and entitlement phases

Commercial & Tenant Negotiation Support

  • Support Commercial and Development teams during tenant pursuits, providing cost, schedule, and scope clarity
  • Translate tenant technical requirements into executable project strategies and pricing inputs
  • Assist in evaluating deal levers, trade-offs, and optionality to support informed commercial decisions
  • Participate directly in tenant meetings as a technical and delivery subject-matter expert

Cross-Functional Collaboration

  • Partner with Finance on financial modeling, capital planning, and investment committee materials
  • Collaborate with Design & Construction to ensure seamless handoff from preconstruction through execution
  • Build and maintain senior-level relationships with general contractors, design partners, consultants, and key vendors

Process Improvement

  • Establish and refine preconstruction processes, tools, controls, and reporting standards.
  • Drive adoption of best practices, technology, and data-driven decision-making.
  • Ensure quality control and consistency across regions and projects.

THE DETAILS:

  • Location: Denver, Colorado. Will also consider candidates in the Bay Area and Northern Virginia
  • Travel: Domestic and International travel required; 20-30% at times
  • Compensation: $209,000 to $234,000 yearly salary with 20% annual bonus target

  • Must be eligible to work in the United States
  • Must pass comprehensive background and drug screening

MUST-HAVE QUALIFICATIONS:

  • Bachelor's or associate's degree in construction, business or technical discipline OR commensurate work experience
  • 10+ years of prior experience in Preconstruction and data centers
  • Significant experience leading multiple projects simultaneously through the preconstruction phase
  • Highly proficient in MS Excel, MS Word, MS PowerPoint, and industry standard estimating and scheduling software
