Arbors Management Inc., one of the region’s most established and respected property management companies, is seeking a full-time Property Manager to oversee a project-based Section 8 family community located in Franklin, PA. This role is responsible for the day-to-day operations of the property, ensuring compliance with HUD regulations, strong financial performance, and a safe, welcoming environment for residents and families.

As our Property Manager, you will be responsible for:
- Maintaining delinquency at 5% or below
- Achieving and sustaining 95%+ occupancy
- Ensuring full compliance with HUD and Project-Based Section 8 requirements
- Managing resident certifications, recertifications, and waitlist administration
- Overseeing maintenance operations to ensure safe, well-maintained housing
- Managing and adhering to the annual operating budget
- Fostering positive, professional relationships with residents, staff, vendors, and housing partners
We’re looking for a candidate who has:
- Affordable housing experience preferred, particularly with Project-Based Section 8 / HUD family housing
- Strong knowledge of fair housing, HUD compliance, and resident relations
- Excellent communication and organizational skills
- Ability to learn and effectively use property management software (RealPage/OneSite, Google Suite, office equipment, etc.)
- Strong leadership skills with the ability to promote a positive, respectful community environment
- Solid financial acumen related to rent collection, budgeting, and reporting

Requirements:- Prior experience in Section 8/Affordable Housing preferred
- Must have a valid driver’s license, vehicle and insurance
- Must pass pre-employment drug and background screen
- HS diploma or equivalent
- Have, or be willing to obtain, a PA Real Estate License
