Description:

Property Manager-Caretaker: Pike Lake Apartments

Position: Full-time, 40 hours per week.

Hourly Rate: Starting at $25.00

Highland Management Group Inc., is seeking a Property Manager-Caretaker for our Pike Lake Apartments property, located in New Brighton MN. Pike Lake Apartments is a 64-unit property. Living on-site is not a requirement of this position, but employees who do choose to live on-site will receive a higher rent discount!

As a Property Manager-Caretaker, you will be responsible for Day-to-day, on-site management and resident relations. You will achieve and maintain optimum occupancy through the marketing and leasing of apartment units and renewal of existing leases and perform supervision of the physical property. You will be responsible for the cleanliness of your property, common areas, and apartments units when needed.

DUTIES & RESPONSIBILITIES:

· Market and lease apartment units to achieve occupancy goals.

· Monitor hours for on-site staff in Paylocity.

· Approve bills, as required. Submitted to Regional Property Manager for final payment approvals.

· Keep office in good order and maintain inventory of office supplies within budget constraints.

· Maintain professional communications with residents, residents' guests, applicants & representatives of other companies with whom we do business.

· Prepare and maintain resident and property records.

· Report to Regional Property Manager on the status of unpaid rents.

· Coordinate the preparation of vacant units for re-renting, ensure that the unit is kept secure during vacancy, and minimize utility consumption.

· Process leasing paperwork for the new resident and set up resident files.

· Take maintenance requests and coordinate the work required with the Maintenance

· Daily cleaning of the common areas.

· Clean garages, mechanical rooms, and storage areas.

· Replaced burned-out bulbs and wash out fixtures.

· Seasonal: shovel snow, rake leaves, pull weeds, sweep sidewalks as needed.

· Assure cleanliness of vacant units.
