WHAT THE JOB IS

The Project Manager III leads, plans, and directs construction management for all assigned projects from start to finish. Ensure that the goals and objectives of each project are accomplished on schedule and within budget. As a vital member of our team, we require an individual who can quickly assume responsibility, take charge of projects, and meet 41 North Contractors’ standards. Project values cumulatively $8M plus annually.

WHAT YOU WILL BE DOING (The Job in Detail)

Duties of Managing Projects

o Attend hand-off meeting with Director of Operations and Estimating team

Review client – 41 North contract

Review client project manual and requirements

Confirm any oddities (schedule, safety, reporting, job project management)

Attend estimating to operations formal turn over meetings.

Set by Director of Operations

o Review project with assigned superintendent.

o Review and maintain master project schedule

o Buy subcontractors out – LOIs – Contracts – SOWs

Send LOIs

Review scopes with superintendents before issuing

· Eliminate scope of work gaps

Contracts out and executed

· Tracking and Follow-up

o Internal documents for projects

Coordinates with project coordinator and superintendent on internal documents.

· Confirm project insurance requirements with client and project coordinator.

Submittal logs

o For clients and architects (internal and client).

· Review Procore Access

· Job cost and CO logs completed

o Continual updates

o Continual tracking

· Safety plans and insurance tracking and follow up.

Internal coordination with accounting team for financial payment and documentation.

o Client projects documents.

· OAC agendas and minutes

· Agendas no less than 24 hours before meeting

· Minutes / recaps no more than 48 hours after meeting.

Submittal logs, submittals, and submittal packages

Assist with superintendents initiated RFIs

Confirm receipt of insurance, safety

o Assist in site management and superintendent management

Overall schedule management

· Tracking and assisting when needed

Attend foreman coordination meetings

Weekly site visits in addition to OAC

Daily calls with superintendent

Update Procore

· Submittals and RFI logs are up to date

· Daily journals

· Job manpower

· Pictures

· Weather

· Delays

Review and add input to weekly client updates

· Confirm completion

· Manage day and time they are sent out by Superintendent

Review Three-week schedule

· Confirm completion

· Manage day and time sent out

· Ensure schedules stay on track

Safety reports and toolbox talks

· Confirm completion

· Manage day and time they are sent out

o Budget – Money and project management

Continual review – tracking – documenting

· Maintain or better project percentage throughout project

· OCO and ICO’s

o OCOs must be executed before work is performed

o ICO’s must be reviewed with Director of Operations and approved by Director of Operations prior to work being performed

· Project length changes

· Internal and on-site expense

o Approved superintendent purchase

o Confirm days are being allocated to the proper job.

o Confirmation that 41 N site supervision is present as directed per client contract and Director of Operations.

Time of arrival and departure while traders are on site.

Monitor presence of superintendent while trades are present.

Payment applications

· Set up job cost 9 days before payment app is due to ownership

· Review all subcontractor’s payment applications

o Approve or comment

· Review progress payment application to ownership

o Approve or comment

o Coordinate and inquire about past due payment statuses with the accounting department when needed

Close out financials’ confirmation

· Subcontractor $$

· ICO and OCO’s

o Amounts – fully executed

· General Conditions

o Vendor invoicing complete and correct

o Job personnel costs confirmed

· Job costs and CO logs are confirmed and complete

· Confirmation of substantial completion date of projects confirmed with Ownerships / clients

· Subcontractors request for close out docs made after substantial completion date has been confirmed

o Work with project coordinator

· Subcontractor and client final payment applications review and approved

· Final job cost close out completed.

o Close out and warranty

Confirm status – assist with gathering information for project coordinator

· Confirm that required close out documents are sent with final payment application

Close out meeting with Director of Operations – Estimating and superintendent

Punchlist complete and signed by ownership or owner’s representative

Requirements:

WHAT YOU ARE BRINGING

Bachelor’s degree in construction management or equivalent

8+ years’ proven project management experience in a wide range of commercial projects, including restaurants, retail and offices

Working knowledge of Procore, Spectrum or related software

Excellent computer knowledge of Microsoft Office and Microsoft Project

Construction or building / facilities management background

Excellent communications, organization, and negotiations skills

Strong leadership skills

Problem-solving skills

Ability to work in a fast-paced environment

A highly motivated, self-starter and team player

Interpersonal skills to manage clients, design team, subcontractors, facility owners and assigned superintendents

WHAT SETS YOU ABOVE

Master’s degree in construction management or equivalent

10+ years’ proven project management experience in a wide range of commercial projects, including restaurants, retail and offices

Expert knowledge of Procore, Spectrum or related software

Have been a direct mentor/coach to train others

Knowledge of OSHA Requirements of construction

Excellent ability to manage jobs to completion, on time, on budget, and with complete client satisfaction

Experience in ground-up, TI work, medical facilities, restaurants, and high-end finishes.

We are committed to providing salary ranges for all open positions. Please note that the specific compensation for this role will be determined based on your experience, qualifications, location, and internal equity considerations.

Job Type: Full-time

Base Pay: $110,000 - $145,000 annual salary (See Wage Disclaimer on determination of base pay)

Additional Pay: Auto/Cell Stipend

Medical Insurance: 70/30 employer split starting the 1st of the month after first 60 days
