About This Position

Midwest Expansion is looking for an independent, conscientious Custodian to join its team!

This fast-paced, dynamic position includes all of the following responsibilities:

Apartment Turnover
  • Work quickly to return units to like-new condition.

  • Thoroughly clean all surfaces including appliances, cabinetry, countertops, walls, glazing, woodwork, and floors.

  • Clearly communicate with maintenance as repairs are discovered.

  • Keep detailed, electronic records of complete and ongoing assignments.

  • Tackle challenges as they arise and involve the help of coworkers and third-party vendors as needed to complete assigned tasks.

Routine Cleaning

  • Work independently to prioritize, prepare for and complete cleaning assignments.

  • Maintain cleanliness of first-impression areas such as common halls, garages, vestibules, gathering rooms and public restrooms.

  • Interact with residents in a kind, professional manner.

This role may occasionally require work outside these hours, but the typical schedule is Monday through Friday, 8-4.

Technical Requirements: Cleaning savvy is cool but we care little about specific education and experience. Instead, we value a person’s attitude, dependability and mental toughness. We believe that if a person is a good fit for our company based on their character, values and proficiency (in that order) we can teach them our business and the skills they need to be successful with us.

Physical Requirements: Not surprisingly, this position can be physically demanding. Assignments often require custodians to bend, squat, climb, access tight spaces, and perform repetitive tasks. It’s common for teammates in this position to acquire 10,000 steps per day and frequently go up and down steps. Applicants must be able to read, write and speak English and selected candidates may undergo a pre-employment physical to assess, at minimum, a candidate’s physical fitness, visual acuity, and hearing ability.

Non-Negotiables:

You are resourceful. The perfect storm of available supplies, ideal location, and ample time never happens. Setbacks and limited resources are often part of the job. In the face of adversity, you get the job done anyway.

You are resilient. Others describe you as positive, organized and adaptive. You believe it’s not what happens to you, but how you react to it that matters. You work well under pressure and are fueled, not overwhelmed, by the challenge of prioritizing work and pivoting with changing conditions.

You are accountable. Your eagerness to take action and attention to detail impress the people around you. You maintain adequate supplies, an organized workspace and a professional appearance. When assigned tasks you complete them well and without delay. No need for others to pester you with follow-up because it’s already done.

You are an exceptional teammate. You pull your weight, are quick to lend a hand and bring energy to the room when you walk in. You assume the best of others and provide feedback gracefully. You ask questions rather than letting things go undiscussed and never utter the words “that’s not my job.”

You are proficient with technology. The use of technology is unavoidable in our industry. More importantly, we utilize it to keep organized, smoothly run operations and measure our performance. You don’t have to be an expert, but you must embrace the use of smart devices and willingly explore new platforms as we deploy them.

You are proud of what you do. Personal pride is a source of self-confidence, fulfillment and motivation. In this way, taking pride in your work, our company and the communities we serve means you are compassionate, quick to respond and don’t cut corners.

---

A little bit about our team: We are a group of doers committed to serving our residents, communities and each other. We bicker, challenge one another and often take on more than the average person thinks is reasonable. We keep the gas pedal to the floor and want teammates who are exhilarated by our pace. At times, our work environment is admittedly chaotic, but we support the heck out of one another and love to celebrate our successes.

If EVERYTHING above resonates with you, we’d love to meet!
