Job Summary

Arbor Properties is seeking a dedicated Courtesy Officer for Metropolis Apartments, a vibrant and unique community in Austin, Texas. The ideal candidate will help maintain a safe and welcoming environment for our diverse resident population, which includes artists, musicians, students, and families. This role combines security functions with community engagement to uphold our "Keep Austin Weird" atmosphere.

Essential Job Functions

• Conduct routine foot and vehicle patrols throughout the property, checking common areas like parking lots, pool decks, laundry rooms, and building access points to ensure security.
• Respond to reports of suspicious activity, disturbances, property damage, or emergencies by assessing the situation and taking appropriate action, including contacting local law enforcement if necessary.
• Perform weekly light checks and report maintenance issues
• Greet residents and guests in a courteous manner, address concerns or questions, and provide information about property rules and policies.
• Monitor and secure community amenities, including the pool, sauna, and game room
• Verify proper functioning of security systems, lighting, and emergency equipment, reporting any malfunctions to maintenance.
• Collaborate with property management to enforce community policies and rules
• Maintain detailed logs of all activities and incidents
• Document all incidents, observations, and actions taken during patrols in detailed reports for management review.
• Enforce property rules and regulations, including noise ordinances, parking guidelines, and guest policies, by providing warnings and issuing citations when necessary.
• Assist in coordinating and overseeing community events and live performances
• Act as a liaison between residents and management for after-hours concerns
• Communicate regularly with property management regarding security concerns, resident feedback, and potential issues on the property

Qualifications

• Minimum of 2 years of experience in security, law enforcement, or related field
• Strong interpersonal and communication skills
• Ability to exercise good judgment and remain calm under pressure
• Familiarity with apartment community operations preferred
• Basic computer skills for logging activities and communicating with management
• Customer service-oriented with a friendly demeanor
• Appreciation for a diverse and artistic community

Job Requirements

• Valid driver's license and reliable transportation
• Availability to work evenings, weekends, and be on-call
• Physical ability to patrol the property and respond to emergencies
• Willingness to live on-site at Metropolis Apartments (housing discount provided)
• Pass a background check and drug screening
• High school diploma or equivalent
