Position Title: Multi-Family Construction Project Manager
Pay Range: $100,000$150,000+ per year, based on experience+ Performance-Based Bonus

We areseeking an experienced Multi-Family Construction Project Manager to lead the planning, execution, and successful delivery of construction projects from pre-construction through closeout. The Project Manager is responsible for protecting the companys interests while ensuring projects are delivered on schedule, within budget, and in full compliance with quality and safety standards. This role requires strong financial acumen, leadership, and communication skills to manage stakeholders, internal teams, and subcontractors in a fast-paced construction environment.

Key Responsibilities- Pre-Construction Phase
Collaborate with the Pre-Construction team during subcontractor selection.
Develop trade-specific scope sheets to clearly define responsibilities and eliminate scope gaps.
Issue all project-specific subcontractor/vendor agreements and purchase orders.
Comply with the companys 30/60/90-day buyout procedures.
Create and maintain project-specific subcontractor and vendor directories.
- Construction Phase Financial Management
Manage and maintain project budgets from initiation through closeout.
Conduct monthly budget reviews with the project team.
Obtain approval from the CEO or COO for any budget reallocations or adjustments.
Document, track, and process all owner, subcontractor, and vendor change orders.
Review and resolve back charges with subcontractors and suppliers.
Review and approve subcontractor pay applications and vendor invoices through TimberScan.
Coordinate with Superintendents and the VP of Field Operations to verify billed percentages.
Prepare and submit monthly owner payment applications for executive review.
- Construction Phase Schedule & Coordination
Maintain and update the master construction schedule monthly.
Generate and distribute two-week look-ahead schedules.
Track and communicate milestone dates, permits, inspections, long-lead items, and substantial completion dates.
- Construction Phase Project Execution & Oversight
Conduct subcontractor kickoff meetings addressing scope, safety, schedule, quality, and coordination.
Ensure materials and equipment are approved, ordered, and delivered per schedule.
Coordinate with Authorities Having Jurisdiction (AHJ) for permits and inspections.
Lead Owner/Architect/Contractor (OAC) meetings and weekly subcontractor meetings.
Perform regular site visits to monitor safety, quality, schedule, and subcontractor performance.
Ensure adequate staffing to meet project objectives.
- Documentation & Communication
Manage submittal logs in coordination with Project Engineers.
Ensure all submittals are completed within 120 days of project startup.
Oversee RFIs to ensure timely responses from the design team.
Maintain accurate and organized project records, including contracts, change orders, RFIs, submittals, and meeting minutes.
- Safety, Risk Management & Compliance
Enforce our safety program and OSHA compliance.
Support safety meetings, inspections, and incident reporting.
Complete and maintain required safety training, including OSHA 30.
Identify project risks and implement mitigation strategies.
Verify subcontractor insurance certificates and bonding compliance.
- Project Team Leadership & Quality Control
Provide leadership and mentorship to Assistant Project Managers and Project Engineers.
Promote collaboration between office and field teams.
Establish and enforce quality control standards.
Track deficiencies using Procore observations and punch lists.
Coordinate mock-ups, inspections, and third-party testing.
- Post-Construction Closeout
Lead project closeout activities in accordance with company procedures.
Ensure timely delivery of as-builts, O&M manuals, warranties, lien releases, and punch lists.
Confirm all final documents are properly archived.
Support owner turnover and training as required.
10+ years of construction project management experience.
Bachelors degree in Construction Management, Engineering, or a related field preferred.
Strong financial management, scheduling, and leadership capabilities.
Experience managing projects from pre-construction through closeout.
Proficiency with Procore, TimberScan, and SharePoint/Dropbox preferred.
Excellent communication, organizational, and problem-solving skills.
Ability to manage multiple stakeholders in a fast-paced environment.
